WICHITA FALLS-CITY OF Lien Coordinator in Wichita Falls, Texas

BRIEF DESCRIPTION: The purpose of this position is to run the lien operations in a responsible and professional manner while exercising independent judgment in interpretation and application of standard practices and procedures with adequate supervision to ensure compliance with City policies, while providing excellent customer service in as timely and courteous manner as possible. This is accomplished by providing research to acquire data necessary to determine actual chain of title to ensure accuracy in filing, releasing, and defending City liens. The maintenance of detailed records of correspondence from inter-departments to justify the invoicing and filing of liens. Lien preparation for all mowing, demolition, alley paving, periods of affordability, or any other form of liens and lien releases the City would file. Corresponding with title companies, bankers, mortgage lenders, realtors and property owners to help obtain lien payoffs in order to obtain clear title. Invoicing, collecting and recording lien payments, depositing monies collected and handle all phone inquiries, walk-in customers and all clerical duties such as typing and filing.

1 L Regular and reliable attendance in compliance with given schedules is a mandatory requirement of this position. Schedules may be subject to change with or without advance notice. 2 S Reviews and controls the collection of outstanding liens. Determine the validity of lien by chain of title and notification. Deal directly with debtor or title company, calculate pay-off, prepare legal documentation, file paperwork at courthouse, collect debt and release lien. Serve as liaison for the City to the general public regarding all liens. 3 S Review documentation for accurate legal description and invoice billable actions, such as mowing, clean-up, and demolitions.
