GENERAL DESCRIPTION:

This position performs a variety of duties in the maintenance and repair of buildings, including painting interiors and exteriors of buildings, working with taping and texturing drywall, and the repair of ceilings and other surfaces. ESSENTIAL FUNCTIONS: The listed functions are illustrative only and are not intended to describe every function which may be performed at the job level.

  • Maintain buildings and equipment. Provide emergent and scheduled maintenance.

  • Assist with plumbing, carpentry, snow removal, and mechanical duties as needed.

  • Repair and paint the interiors of buildings, including working with taping and texturing drywall and repair of ceilings and other surfaces.

  • Painting requires coordination with occupants, removing furnishings, painting, and then returning the furnishings to their previous location.

  • Preparation work of buildings including scraping, pressure washing, and/or sandblasting.

  • Prepare and paint exteriors of buildings, including window glazing, caulking, and wood repair.

  • Repair and refinish furniture by stripping, sanding, staining, and refinishing.

  • Layout and painting of pavement markings such as crosswalks, parking areas, and "no parking" areas.

  • Painting signage and handicapped parking stencils on the pavement.

  • Maintain equipment by cleaning and repairing.

  • Maintain a stock of supplies and equipment for efficient operation.

  • Maintain paint color records for all buildings by recording these details on a computer.

  • Attend interdepartmental meetings and in-service training.

  • Other duties as assigned.

Qualifications

KNOWLEDGE:

  • Knowledge of construction, maintenance, and repair of buildings and grounds.

  • Knowledge of electrical, plumbing, heating, cooling, and carpentry.

  • Knowledge of emergency and preventive maintenance.

  • Knowledge of and ability to operate heavy and light equipment.

  • Knowledge of basic automotive, diesel, and small engine repairs.

  • Knowledge of the use of appropriate products and methods.

  • Knowledge of proper base preparation and finishing procedures.

  • Ability to do a job safely and neatly.

  • Ability to solve problems and follow through with the completion of a project with the least amount of supervision.

  • Ability to plan a job and estimate the amount of material needed to complete the job in an economical manner.

  • Skills in time management, organization, and computer usage.

  • Ability to communicate in a positive and effective manner with residents and staff.

  • Ability to accept responsibility and accountability for decisions.

  • Ability to work with and around WLRC residents, including those who may display challenging behaviors.

1-3 years of progressive work experience (typically in Skilled Trades)

PHYSICAL WORKING CONDITIONS:

  • Must be able to climb ladders and perform work in a variety of locations and on a variety of surfaces.

  • Ability to work outside in a variety of weather conditions as needed.

  • Must be able to perform work when WLRC residents are present, including those with aggressive and challenging behaviors.

  • FLSA: Non-exempt

  • All new hires or rehires starting in a non-exempt position on or after January 1, 2018, are required to be paid hourly.
