RiseBoro Homecare Inc. Building Maintenance Supervisor in United States

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • On-call 24 hours for emergencies.

  • Monitor working operations of all building systems (elevators, boilers, fire alarm panel, HVAC and related equipment).

  • Oversee vendors/contractors while working to ensure compliance with Code and building procedures.

  • Respond to building and tenant emergencies.

  • Review and prioritize work orders weekly. Meet with management and maintenance staff to develop weekly work plans.

  • Coordinate portfolio work orders with Portfolio Managers. Provide guidance to portfolio on necessary products for completion of work orders.

  • Perform on-going work as required throughout the properties including minor plumbing and electrical repairs as required.

  • Review quarterly work order reports with Director of Building Maintenance.

  • Assist and work with Property Managers at the direction of the Portfolio Manager.

  • Oversee inventory management of all cleaning supplies & materials.

  • Ensure timely preparation of apartment turnover.

  • Develop and ensure compliance with preventative maintenance program.

  • Assess the work product of Superintendents, Resident Managers, Assistant Superintendents and Porters to ensure maintenance staff meets job requirements. Review open work orders regularly to ensure prompt resolution.

  • Responsible for ensuring that Pre HQS and REAC inspections are conducted and all observations are recorded via Yardi inspection application.

  • Perform annual building inspections.

  • Perform spot inspections of properties to ensure building standards are being met and adhered to.

  • Perform Superintendent duties during relief times/days for Supers including 24/7 repair needs (if assistant superintendents decline to be on call).

  • Onboard and train maintenance staff.

  • Manage tools & equipment budget reviews with Portfolio Manager. Track and perform maintenance of portfolio tools & equipment.

  • Identify inefficiencies in operations & make recommendations to management for improvement.

  • Assists management and Real Estate Development Team to implement capital projects and sustainability upgrades

  • Responsible for keeping Capital Needs Assessments (CNA) up to date and accurate. Performs CNA every 3 years on each property or as required.

  • Other related duties as assigned.

    COMPETENCIES

  • Minimum of 5 years' experience in construction and trades

  • Able to read architectural drawings and plans

  • Ability to handle multiple tasks

  • Ability to successfully manage multiple relationships

  • Ability to effectively manage and motivate staff

  • Strong and clear written and oral communication skills

  • Basic understanding of electrical/mechanical systems and construction

  • Knowledge of HVAC systems

  • Knowledge of Yardi preferred

  • Experience developing scopes of work, bidding projects, and negotiating with contractors

    EDUCATION EXPERIENCE

  • High School Diploma or equivalent

  • Certifications: S-12 must be obtained with the first 6 months of employment

  • Solar One training must be taken when offered by RiseBoro.
