Summary/Objective

The purpose of the position is to meet the financial objectives of the ownership and management, to protect the value and integrity of the real state, and to be responsive to all applicable government agency standards and requirements. Execute the home sales program within MHE for new and used homes.

Essential Functions

• Professionally greet visitors, answer telephone calls, and return prospect emails professionally and in a timely manner

• Control and maintain the day to day operation of the sales office

• Show and sell manufactured homes

• Facilitate the setup of new/used homes on vacant lots

• Assist in creating a marketing plan and actively market all available unites using internet resources, printed material and other marketing techniques

• Be familiar with and monitor competitor’s rates and availability, completing quarterly market surveys

• Daily communication with Regional Sales Manager for updates regarding prospects and working customers

• Services as primary contact for all daily sales activity

• Prospect for customers utilizing various prospecting method (word of mouth, print, and electronic marketing methods)

• Set appointments utilizing prospecting as well as fielding ad calls

• Effectively demonstrate (feature benefit) homes to prospects

• Overcome customer objections, effectively close the sale converting prospects to customers. Turn over prospects to Regional Sales Manager when necessary

• Assist Manager in merchandizing the home including but not limited to staging the home (moving furniture, décor and cleaning homes)

• Actively partner with manager on all exceptions and questions, protect company assets, and participate in sales meetings and other company events

• Contribute to a positive team environment, assist other Sales Professionals as needed

• Competes sales contracts and other sales documents for regional review

• Coordinate financing for prospects via lending sources

• Monitors, assists, and makes recommendations to improve marketing and sales activities, reviews sales statistics, and recommends home pricing

• Assist in the collection of home information needed to prepared NADA’s or appraisals to establish pricing

• Assist maintenance and sub-contractor personnel with specifications for remodeling home sales

• Meet the unit sales goals established during the annual budget cycle, and as may be adjusted from time to time.

• Ensure home turns/construction meet budgetary and quality expectations for the local market

• Ensure sales contracts are complete and final sales information is passed to the RSM and accounting in a timely fashion

• Ensure proper documentation of prospect interaction. Invoice RSM for sales employee commissions upon closing

• Ensure marketing studies are completed as often as necessary for understanding individual market dynamics

• Ensure that employee and resident moral is high and that communication among employees is maintained daily

• Maintain a professional demeanor and contribute to the positive image of the company at all times

• Special projects as assigned by the Regional Sales Manager

Required Education and Experience

• High school diploma or equivalent and professional knowledge of business discipline are required.

• Must possess sales license from DHCD(VA) or ability to obtain required license and also registered housing specialist for NC

• Knowledge of Manufactured Housing Sales and Marketing normally acquired by three years of sales experience

Preferred Education and Experience

• College degree preferred but not required
