Position Summary

The Director of Facilities will provide leadership for all facility operations for all ATS locations and its affiliate locations, including administrative buildings, terminals, maintenance shops, site utilities, and infrastructure. This role will direct the preventative and regular maintenance and upgrade of ATS yards and facilities (including structural and mechanical systems). They are responsible for planning, budgeting, and managing daily operations and facility staff. The Director is also responsible for additional tasks not limited to cleaning, grounds, preventive maintenance, repair, building renovations, expansions, capital projects, and other tasks as assigned.

Scope of Duties

  • Manage contracts for outsourced facility services, such as janitorial, security, landscaping, waste removal, etc., to ensure quality, efficiency, effectiveness, and adequate services.

  • Be willing and able to self-perform facility tasks (cleaning, repair, etc.) as appropriate.

  • Develop and maintain relationships with city, state, and federal officials, including fire, police, and zoning.

  • Establish guidelines and monitor compliance regarding life safety procedures, administrative operating procedures, and regulations and policies governing the company’s building and tenants.

  • Work with local facilities management to ensure that buildings comply with federal, state, and city building codes

  • Establish operating budgets, assist with strategic planning for the department, and ensure all company and department goals are met.

  • Prepare technical specifications and negotiate and manage contracts for purchasing equipment and supplies, maintenance/service agreements, outsourced labor contracts, and general construction projects.

  • Develop plans for facility expansion/remodeling and new construction projects, prepare estimates, solicit and review bids, and select contractors and/or subcontractors as needed.

  • Oversee leasing, sub-leasing, and license agreements on behalf of business units.

  • Manage brokerage transaction management activities; ensure compliance with corporate processes and standards.

  • Work with brokers and attorneys to locate new sites, participate in the design process, and oversee buildouts and moves, ensuring compliance with corporate process and standards

  • Serve as the main point of contact for tenants related to capital projects, R+M questions, and lease terms.

  • Maintain property condition report files, updating them according to a schedule. Conduct or assign property site visits as needed.

  • Partner with Human Resources to recruit, interview, select, onboard, and train new employees and create a positive candidate experience.

  • Plan, delegate, organize, and manage the workflow of staff members to ensure high performance.

  • Provide effective employee performance management utilizing SMART goals, constructive feedback, coaching for improvement, and progressive discipline.

  • Design and implement ongoing training for current employees; recommend development plan priorities for individual team employees and monitor progress against those priorities.

  • This position will require 15-20% travel to other ATS locations and client locations.

Ideal Candidate Experience & Skillset

  • A construction or project management degree or a similar field is required.

  • 7 years’ experience in facility management, preferably within a corporate construction role.

  • 5 years' experience in leadership, managing staff, budgets, team building, and conflict resolution.

  • Thorough understanding of OSHA, NFPA, and EPA regulations as they pertain to facility operation and maintenance in nursing care facilities

  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC

  • Ability to identify issues and determine repairs and maintenance schedules for building systems

  • Outstanding coordination, facilitation, and consultation skills.

  • Excellent organizational skills and ability to manage and prioritize workload in a fast-paced environment.

  • Strong analytical and data visualization competency experience is required.

  • Strong interpersonal skills; able to establish trust and rapport with all levels of staff. Able to relate effectively to diverse cultures.

  • Must be able to maintain a high level of confidentiality.

  • Must be able to think creatively and contribute creatively to projects.

  • Must demonstrate a proactive commitment to ATS corporate values and the success of all staff.

  • Proficient in Microsoft Office (Word, Excel, and Outlook) required.

  • Excellent communication skills (written, listening, and verbal).

  • Willing and able to travel 15-20%, including overnight travel.
