[Resident Relations:]{.underline}

  1. Assists in maintaining relationships with all residents, ensuring consistent application of property policies.
  2. Forwards resident's inquiry, complaints and concerns promptly documenting action.
  3. Responds to maintenance needs and work order requests promptly, to include generating work orders in property management system.
  4. Follow up on all maintenance requests. Ensure that all maintenance requests are handled in a timely manner and that residents are notified if parts must be ordered, causing a delay.
  5. Assist in enforcement of apartment community rules and regulations documenting action.
  6. Assists in collecting rents and entering data in the property management system.
  7. Supports Leasing by leading tours of property, showing vacant units and marketing property amenities as needed.

[Property Program Duties:]{.underline}

  1. Responsible for delivery of recertification notices to tenants in accordance with HUD requirements.
  2. Follow up on annual re-certifications/renewals after notifications have been sent.
  3. Schedule and perform certification appointments with applicants and residents.
  4. Prepare move-in files for new residents.
  5. Assist Compliance Department by performing peer review file audits of MI, IR, AR, IC, TM, corrections and full tenant files.
  6. Assist Compliance Department in the resolution of discrepancies from certification corrections, MOR, EIV and TRACS; and documentation of the resolution in accordance with HUD requirements.
  7. Assist with the preparations for the annual audits and MORs.
  8. Assist in the maintenance of affordable housing waitlists in accordance with HUD requirements if applicable to the regulatory program.

[Additional Duties:]{.underline}

Assist the Property Manager in achieving financial, operational and occupancy goals.

Accurately complete data entry and database maintenance including tenant, prospect, certification, work orders, and accounting data.

Complete required educational courses as directed.
