CORE Electric Cooperative is seeking a Plant Maintenance Technician to join our Facilities department, reporting to the Facilities Manager. The Plant Maintenance Technician performs general activities related to maintenance and repair of CORE Facilities, as well as the general maintenance and repair of mechanical equipment. This individual will oversee contracted facilities maintenance and support vendors, ensuring overall safety, cleanliness, and efficiency of CORE facilities.
This is a Non-exempt onsite position at our Sedalia Junction office, located at 5496 North U.S. Highway 85, Sedalia, CO 80135
This is a union position, subject to the terms and conditions of the Collective Bargaining Agreement and governed by CORE's rules, regulations, policies, and applicable state and federal law.
You will...
Perform facility maintenance activities, generally requiring minimal supervision on daily work and only general instructions on new assignments.
Duties are semi-routine, involving a wide range of subjects requiring decisions based on judgment. General direction is received from the Facilities Operations Manager. In specific cases, the Facilities Operations Manager and/or Director of Fleet & Facilities will interpret or clarify CORE's procedures as required.
Assist in the training of Building Custodians at the direction of the Facilities Operations Manager and provide daily guidance to custodians as needed to assist with task management.
Plan and perform maintenance of HVAC, mechanical, electrical, and plumbing systems (MEP) within CORE facilities, including regular preventative maintenance tasks, including, but not limited to changing filters, batteries, light bulbs, etc. and troubleshooting and/or completing unplanned facility repairs within CORE facilities.
Administer and maintain vendor documents and service records in the Facility CMMS. Assist with monitoring all work being performed by outside contractors for quality of workmanship and approval of finished products.
Coordinate and support vendor bids and estimates, creating Statement of Work (SOW) documents in alignment with CORE procurement process and contract terms.
Assist with the development of operational and maintenance procedures and benchmarking data.
Support investigation of system enhancements to improve reliability, increase efficiency, simplify operation, or reduce overall operating cost.
Monitor facility equipment via physical examination and building automation system (BAS) and help coordinate and execute the response to equipment operating outside of normal parameters.
Perform assigned tasks in support of facility operations including, but not limited to, locking/unlocking facilities, moving, pest management, furniture installation, hanging pictures, blinds, and furniture and building materials reuse/recycling, etc.
Support equipment and personnel moves, room and area set ups, and any operational changes that need to occur in the facility to support events, meetings, operations, repairs, and maintenance, etc.
Perform minor concrete work necessary for repairs, modification, and additions as required.
Assist with the overall maintenance of Facilities cleaning- and/or repair-related supplies and tools at CORE facilities, including janitorial supplies, hand tools, ceiling tiles, hand carts, ladders, etc.
Assist with maintaining the cleanliness of offices, hallways, public areas, break areas, and windows; maintain coffee and consumables inventory within break areas, as required.
Assist with the maintenance of the grounds and exterior of building, including clearing of walkways from snow and debris, putting down ice melt, mowing native grass areas, maintaining shrubs and other landscaped areas, and other snow removal and landscaping tasks based on weather scenarios and vendor contracts.
Assure gutters and drains are clear of debris and in good working order.
Assist in lifting, storing, and hanging of heavy objects and materials to include, but not limited to, doors, cabinets, sheet rock, and ceiling tiles.
Deliver and pick up parts, equipment, and supplies as needed.
Support startup, commissioning, and integration of new equipment and systems into facilities infrastructure and CORE Facilities portfolio, including MEP, HVAC, life/safety, etc.
There is no supervision of others.
Perform other duties as directed.
WORKING CONDITIONS AND PHYSICAL REQUIREMENTS...
- The duties and tasks involve heavy work and require the ability to lift a maximum of 60 pounds. Physical demands also include good motor coordination, climbing and/or balancing, stooping, kneeling, crouching and/or crawling and good manual dexterity. Working conditions are inside and outside, including possible exposure to adverse weather conditions, dust, and toxic materials.

Minimum qualifications:
A high school diploma or equivalent is required.
10 years of experience in commercial facilities, building and/or plant maintenance required.
Valid Colorado driver's license required.
This job requires normal mental and visual attention, especially when working with powered machinery.
Basic aptitudes in numerical ability, visual pursuit and spatial visualization are also required.
Ability to work within Microsoft Office suite (Excel, Word, Outlook) at a basic level
Preferred qualifications:
Intermediate skills in the Microsoft Office suite is preferred.
Ability to read blue-prints, schematics, layouts, wiring diagrams and equipment specifications preferred.
Understanding of general maintenance practices for HVAC, UPS, power station, fire prevention, security systems.
Experience should include skills in carpentry, masonry, plumbing, and landscaping.
Basic understanding of OSHA regulation and safety practices for office and warehouse environments.
Knowledgeable of how to safely handle tools and equipment when working with electrical, HVAC, and plumbing systems.
