BRIDGE Housing Corporation Portfolio Rehabilitation Manager in San Francisco, California

Summary

The Portfolio Rehabilitation Manager will report to the VP of Development – Design and Construction and will be responsible for the physical review, rehabilitation oversight & reserve planning of the existing BRIDGE Housing portfolio.

Responsibilities

Long-Term Property Reserve Planning

  • Obtain and review physical needs assessments on a regular basis, including reserve capital needs schedules; obtain and integrate feedback from Property Management

  • Update replacement reserve studies based on assessments, track replacements, and work with Portfolio team to analyze replacement reserve financial needs

  • Ensure long term viability by budgeting adequate reserves and operating expenses in consultation with Property Management, while also working collaboratively with various departments to balance other needs of the project

  • Advise on proposed uses or requests for reserves; assist with prioritization of reserve-funded capital projects as needed

    Rehabilitation Project Management

  • Oversee small- to medium-scale portfolio project rehabilitations as well as energy efficiency upgrades, such as solar installations

  • Manage design and construction team to ensure financially and operationally viable rehabilitation in a timely and cost-efficient manner with minimal impact to residents

  • Track applicable construction warranty dates; schedule and participate in warranty walk-throughs

  • Flag potential construction defect issues, participate in construction defect investigations, and oversee any needed emergency repairs

  • Ensure the highest quality development that reinforces BRIDGE’s commitment to long term viability and contextual design

    General Responsibilities

  • Maintain ongoing interaction with Property Management Company and Asset Management staff to ensure long term quality

  • Preserve BRIDGE’s existing relationships and build new ones through professional conduct with outside entities

  • Collaborate with other members of the division and the company on special initiatives that will continue to keep BRIDGE at the forefront of the industry

    Qualifications

  • Minimum of 3 to 5 years of experience in real estate construction, asset management, and/or development

  • College degree or equivalent experience, preferably in construction management, planning, architecture, engineering, or finance

  • Strong communication skills, both verbal and written

  • Ability to balance independence with communication within a large organization; able to handle the construction project management process with minimal day to day supervision, while also communicating quickly, openly, and fully on matters needing attention from supervisor and others in the company

  • Demonstrated sound judgment and understanding of when to pursue opportunities and how to utilize resources

  • Strong detail orientation and demonstrated track record of successfully managing a small project team, consultants and all details of project execution

  • Experience managing multiple projects successfully through constantly changing priorities

  • Confidence and ability to advocate for reserve needs of properties even in the event of conflicting priorities; confidence to ask questions and get direction when required

    Preferred

  • Multifamily or residential experience

  • Experience with a variety of project types including affordable, serviced enriched, market rate, and rehabilitation

  • Portfolio level planning experience
