Job Duties: Associate Credit Risk with Goldman Sachs & Co. LLC in Salt Lake City, Utah. Analyze individual risk parties and a portfolio of counterparties in the structured finance and real estate industries and recommend internal credit ratings and regulatory risk ratings on all portfolio counterparties by providing detailed write-ups on credit parties' credit qualities such as financial performance, valuation, collateral assessment, industry trends/outlook, liquidity, and deal structure. Present findings to senior management and provide independent assessment of credit risk analysis. Perform annual or quarterly reviews of various real estate corporate facilities, which primarily consist of analyses of the counterparties' historical cash flow generation and leverage trends, creating and assessing seven-year cash flow projections to determine the counterparties' ability to amortize debt, and creating cash flow projections to calculate the counterparties' collateral valuation. Perform annual reviews of various commercial real estate direct lending facilities, which primarily consists of analyses of the project's development progresses (e.g. leasing and construction.), market dynamics, DCF valuation, and historical and projected cash flow to compute DSCR (Debt Service Coverage Ratio) and DY (Debt Yield) and LTV (Loan to Value). Perform annual reviews of various asset secured structured finance facilities, which primarily consists of analyses of different types of asset classes, collateral performance, margin obligors, structural protections, and credit enhancement metrics.  Engage in an ongoing surveillance of portfolio counterparties on any material events, including but not limited to: public rating changes, weekly call participation with various business units, asset management team's business plan review, financial reporting and provide guidance, as needed, on the impact of any material events to the counterparties' credit ratings. Participate in semi-annual Regulator Risk Ratings audit performed by the Federal Reserve's Shared National Credit program by performing extensive research on the selected counterparty, including detailed financial projection, comprehensive credit analysis write-up, and making recommendation of Regulatory Risk Rating, with detailed rating rationale. Provide both industry specific training and review process training to new hires and juniors. Participate in various regulatory initiatives and assist seniors to provide supporting analysis and preparing submission materials to regulators and internal examiners and auditors.

Job Requirements: Bachelor's degree (U.S. or foreign equivalent) in Accounting, Business, Finance, Economics, or related field. Three (3) years of experience in the job offered or in a related role. Prior experience must include three (3) years with: applying accounting concepts, financial statement analysis, cash flow projection, and valuation to the credit analysis, rating analysis, investment analysis, audit or research of counterparties; and building various excel spread sheets using formulas including, IF functions, VLOOKUP, pivot table and data analytics tools. Prior experience must include one (1) year with: assessing commercial real estate financing or structured finance transactions (securitization or asset secured warehouse facilities) as credit analyst, rating analyst or investment analyst in financial institutions, investment firms or rating agencies; and working in a regulatory environment in the financial institutions or experience of regulatory rating process in assessing counterparty risks.
