Microsoft Corporation Land Development and Permitting Program Manager-USA in Redmond, Washington

Microsoft’s cloud Operation and Innovation Land Development Organization is responsible for the delivery and pre-positioning of datacenter real estate needed to build out Microsoft’s cloud infrastructure. The Land Development Organization supports the development and delivery of Microsoft’s datacenter portfolio from site selection through design, permitting, construction and operation. The datacenter development portfolio consists of complex, multi-disciplinary, large scale, multi-year construction and lease projects.

Job Description:

The Land Development and Permitting Program Manager will support land development and permit strategy development and execution; stakeholder engagement; utility connection/construction/development agreements; integrated project planning; and contract and budget management for the lifecycle delivery of datacenter development.

Responsibilities

  • Delivers permits and planning approvals, and other entitlements for large scale and/or complex construction projects.

  • Manage a portfolio of projects and associated budgets and schedules.

  • Establish and maintain cross-functional relationships with internal and external teams including environmental consultants, attorneys, contractors, and regulatory agencies.

  • Conduct comprehensive assessments during due diligence, design and construction to identify regulatory requirements and associated risks. 

  • Develop comprehensive and integrated permitting and project delivery strategies and schedules.

  • Communicate key risks and mitigations to internal Microsoft stakeholders. 

  • Work with internal and external stakeholders to drive innovative solutions to resolve schedule delays.

  • Develop engagement strategies and represent Microsoft in meetings with applicable Authorities Having Jurisdiction (AHJs), external stakeholders, and the public to facilitate datacenter development

Qualifications

Required Qualifications:

  • 7+ years of relevant experience

  • OR Bachelor’s Degree in Engineering, Planning, or related field AND 5+ years of relevant experience.

  • Experience delivering permits and planning approvals, and other entitlements for large scale and/or complex construction projects

  • Experience managing a portfolio of projects and associated budgets and schedules

Other Requirements:

The ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to, the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Preferred Qualifications:

  • Bachelor's Degree in Engineering, Planning AND 7+ years Portfolio Management, or Real Estate, OR 10+ years equivalent experience.

Real Estate Portfolio Management IC5 - The typical base pay range for this role across the U.S. is USD $115,000 - $200,300 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $146,200 - $219,200 per year.
