Job Description:

Job Summary:

Responsible for the overall facilities management and operations. This position is accountable for working with internal technicians and/or external vendors and partnering with operational managers.

Job responsibility:

  • Act as liaison between building owners and the management company to maintain day-to-day operations for multiple leased facilities; hold landlord accountable to responsibilities as defied in lease agreements

  • Manager a small team of administrative, vendors or contractor and/or Facilities Services Techs to coordinate workload, establish and maintain existing processes and procedures, and meet client expectations

  • Identify and initiative cost-savings actions to lower the company's overall operational budge

  • Provide project management support on small to large office construction, remodeling, redecorating, layout and move projects

  • Interpret complex drawings and plans relating to structural, mechanical and electrical construction documents

  • Responsible for ensuring all facility design documentation is maintained and archived

  • Manage space changes and moves, as well as office furniture needs and ergonomics, including estimating costs, managing schedules, purchasing activities and installation

  • Assist Director Facilities in departmental planning activities for operation and capital expenses involved with quarterly forecasting, which may include monitoring and tracking multiple cost centers as well as preparing financial reports and notes

  • Implement, maintain and carry out an effective Preventative Maintenance (PM) system for maintaining building systems

  • Supervisory Responsibilities

  • Responsible for the development, oversight and implementation of departmental budget

  • Responsible for leading a team through teaching, coaching and inspiring by fostering a sense of energy, ownership and a responsibility for the flawless execution of operation excellence; engage in the selection and hiring process as needed

  • Other responsibilities as judgment or necessity dictate

External Basic Qualifications:

  • Bachelors degree in Property Management or related field of study or equivalent combination of education and/or relevant work experience

  • 5 years work experience in facilities management or equivalent

  • 1 year of leadership/people management experience

  • Experience with automated systems, distributed electrical systems and computer based conveying systems

  • Knowledge of building systems operations including HVAC, electrical, emergency generators, automated distribution, computer based conveying, voice and data

  • Knowledge of city, county, state and federal environment regulations, OSHA standards and building Fire Code requirements

  • Effective oral and written communication skills

  • Ability to engage and understand existing business operations and manage facility priorities in support of business needs

  • On call responsibility for up to 13 weeks annually unforeseen facility events and alarms such as temperature excursions

Preferred Qualifications:

  • Skills negotiating and coordinating work with outside contractors

  • Strong ability to problem-solve in urgent/critical situations and manage multiple projects at the same time

  • Ability to work independently, manage projects and act as a mentor for peers with less experience
