Banyan Living HVAC Maintenance Technician in North Royalton, Ohio
MUST HAVE reliable personal transportation & valid drivers license.
MUST HAVE 1-3 years of apartment maintenance experience with a strong background in HVAC.
Compensation is $22.00-$24.00/hour
Summary of Position:
In accordance with all practices, policies, and standards adopted Banyan Living, the Maintenance Associate is responsible for maintaining and enhancing the exterior appearance of the property, as well as completing general building maintenance in a professional, timely, efficient, effective, & accountable manner, on a daily basis. Performance is measured against the Company’s directive to “Only promise what you can deliver and always deliver what you promise”.
Diagnose maintenance related problems and recommend repair in areas such as HVAC, electrical, plumbing, carpentry, dry wall, roof, parking areas, & structure.
Monitor all life safety & HVAC equipment; document and notify Property Manager of any necessary repairs.
Responsible for all emergency maintenance requests.
Respond to after-hours emergencies.
Assist in preparing for property inspections.
Provide access to properties when necessary.
Maintain exterior of the building, entrances, and all common areas to ensure they are free of trash, debris or obstacles that may pose a safety threat.
Perform housekeeping and janitorial tasks.
Daily property inspections to be completed of all common areas such as hallways, stairwells, interior lights and recreation areas to ensure quality aesthetic appearance, safety and operational requirements.
Maintain & ensure all work shop areas & basement units are in a clean & orderly fashion.
Track inventory of all supplies and equipment, replenishing as necessary. All purchases require prior management approval, and receipts must be retained and submitted to the Property Manager.
Provide the Property Manager with updates on projects on a weekly basis.
Provide quality customer service to all residents at all times.
All other duties assigned by Management in relation to the property, residents and/or customer service.
Skills & Experience:
High School Diploma or GED required, and some college or vocational school training preferred.
1-3 years of APARTMENT property maintenance experience.
Strong organization and priority setting skills.
Working understanding of HVAC, electrical, & plumbing trouble shooting.
Knowledge of landscaping, housekeeping, maintenance, security, and general construction.
Strong hands-on housekeeping, maintenance, & repair background and skills.
Communication: ability to interact & communicate effectively, efficiently, & professionally.
Accountability: able to offer & receive constructive feedback & meet deadlines & commitments.
Team player: willing and able to assist anyone in need of assistance and/or support in order to get a project/task completed in an accurate and timely fashion.
Professional: appropriate appearance, behavior, interactions, composure, language, and communication style.

The work of the maintenance associate involves indoor and outdoor activities with exposure to [a] seasonal weather and the associated temperature fluctuations & airborne dust, paint & housekeeping supply fumes, and chemicals used in general maintenance work. May require reaching, standing, walking, climbing, and the ability to lift or move objects up to 50lbs. Must be available to work extended hours for emergencies including evenings/weekends.
