Job Title: Maintenance Technician

Job Summary:

Receives verbal instructions from client or dispatcher. Generates or receives CMMS work orders. Performs preventive maintenance work orders according to schedule. Replace light bulbs. Maintains and repairs plumbing systems. Maintains and repairs interior and exterior finishes of buildings.

  • Paints interior and exterior walls and trim, generally touch ups and repairs

  • Performs small projects as assigned.

  • Set up and take down events.

  • May operate snow removal equipment to maintain sidewalks and parking areas.

  • Operate scissor or boom lifts to replace light bulbs and to hang banners.

  • May perform landscape maintenance.

  • Keeps facilities clean in appearance, removing trash as required.

  • Communicates effectively with client to determine and service needs.

  • Contacts and requests Viox trades or subcontractor support as required.

  • Coordinates and supervises Viox support while on site.

  • Completes and submits paperwork accurately and on time.

  • Manages time wisely, remains productive while working independently.

  • Works required hours. Is available during non-work hours as needed and responds to emergency calls in a timely manner.

SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.

COMPUTER SKILLS: N/A

EDUCATION and/or EXPERIENCE: Associate's degree (A. A.) or equivalent from two-year college or technical trade school; and two to five years mechanical experience, including plumbing, carpentry, changing light bulbs required; or equivalent combination of training, education, and experience.

LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS : Valid driver's license is preferred.

While performing the duties of this job, the employee is frequently exposed to working near moving mechanical parts, extreme cold and heat. The noise level in the work environment is usually moderate noise.
