This position supports the work of the Y, a leading nonprofit committed to strengthening community through youth development, healthy living and social responsibility. Under the direction and in conjunction with the Facility Director, the Assistant Facility Manager assist in the supervision of staff, maintenance, housekeeping and repairs of all buildings, grounds, equipment, formulation of annual budget and project budgets. Must be able to work independently on long-term projects with basic skills in operating heavy equipment, plumbing, electricity, landscaping, carpentry, mechanical repairs and masonry.
ESSENTIAL FUNCTIONS:
At all times, maintain a professional demeanor, as a representative of the YMCA. Wear YMCA T-shirt every day. Encourage through positivity.
Ensures facilities and grounds are safe, attractive and clean at all times, through the upkeep of grounds, vehicles and equipment. May perform seasonal activities dealing with lawn care and snow removal, and general cleaning of debris.
Ensures all buildings used in camp, such as cabins, platform tents, dining halls, lodges, shelters, program buildings, shower houses, restrooms; equipment used by maintenance staff (and occasionally counselors/campers); vehicles; and other camp facilities are maintained in good repair, and kept clean, safe, and sanitary.
Examples of structures to be in good repair include railings, porches, steps, floorboards, screens, and doors. Activity areas include lake and dock areas, hiking and ski trails, paths and walkways, playing fields and courts, playgrounds and other recreation and play areas, ropes courses, and overnight sites.
Operates and maintains related motorized and non-motorized equipment.
Records and reports all needed repairs; repairs as directed.
Responsible for assisting in the planning and implementation of operational building renovations/construction projects.
Responsible for on-call overnight, weekend and vacation time when groups are using the facilities.
Compliance with NJ Department of Health Standards, NJ Department of Environment Protection, OSHA standards, local County Health Department and ACA Standards.
Knowledge of all property lines, identify and maintain same by tree blazing and painting.
Maintain property lines and posted no trespassing signs.
Cutting/removal of dead trees and brush.
Provide water drainage throughout property to prevent erosion.
Maintain roads and fences.
Knowledge of and maintenance of all waste water systems, including repairs of all leaks.
Prepare preventive maintenance schedule and keep records of repair for insurance verification.
Responsible for proper waste removal.
Weekly review of all buildings and report repair of replacement needs.
Responsible for all electrical systems throughout, oversee minor work done by licensed electrical contractor.
Ensure cleanliness of all buildings and areas prepared for occupancy.
Ensure maintenance and repairs are completed for roofs and gutters throughout.
Paint, stain, and varnish, interior and exterior, of all buildings.
Plumbing repair and alteration as needed.
Assist with all lake improvement/management activities
Maintain inventory of all maintenance supplies and equipment including hand tools.
Responsible for all shipments and proper storage.
Check and repair heating systems, oil and gas fired, including hot water heaters.
Check and repair all athletic counts, nets, backstops and all weather surface play areas.
Post safe and unsafe ice conditions and ensure program staff is notified of status.
Ensure maintenance of tools and equipment is in good repair, properly stored and cared for.
Performs other duties as assigned.

MINIMUM REQUIREMENTS/QUALIFICATIONS:
- Minimum High School Diploma
Five Years or more of related experience preferred with basic skills in Plumbing, Electrical, Landscaping, Carpentry, Mechanical and Masonry
1-3 years experience in supervision and fiscal management
Understanding of NJ Department of Health Standards
Ability to read and interpret instructions, procedures, manuals, and other documents.
Ability to report and record maintenance requests.
Ability to safely operate heavy equipment
Knowledge of general maintenance, housekeeping, repairs, grounds keeping, and equipment.
Basic understanding of the upkeep and care of equipment.
Understanding of cleaning compounds and chemicals, and their safe, efficient use.
PHYSICAL DEMANDS
Sufficient physical strength and agility to carry out essential duties.
Ability to safely push/pull/lift at least 50 lbs.
Ability to erect and stand on ladders and platforms at heights up to 30 feet.
Ability to work with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.
Ability to paint, clean equipment, and operate motorized equipment as needed.
Ability to work in conditions that will create dirt and dust.
Ability to perform essential maintenance to facility or equipment, which may involve, but not limited to the following activities: semi – reaching to full-reach overhead; crouching; kneeling; shoveling; carrying, working in narrow and/or confining spaces: underground, overhead, and at ground level; twisting of the waist, shoulders, and legs; and lying on stomach and/or back.
