What would a typical day on the job be like? What work would I do?

The Senior Commercial Appraiser with the City of Newport News Assessors Office plays a vital role in assessing and valuing industrial and commercial properties throughout the City of Newport News. This position involves conducting thorough field inspections, measuring buildings, and gathering data on factors such as construction type, age, and other property conditions that influence market value. Using current technology, you will collect and process data to ensure accurate property valuations. You will review land attributes, including plats, surveys, and financial data, to appraise specific parcels of land and determine property values. Your role will also include analyzing sales trends, market studies, and replacement costs. You will inspect new commercial construction and major improvements, evaluating building permits, drawings, and plans to assess the quality of construction. In addition to inspections and appraisals, you will prepare detailed reports, writing comprehensive summaries and spreadsheets. You will participate in appeal hearings, defending your valuations when necessary, and may conduct reappraisals. Staying informed about local property trends and modern appraisal techniques is essential to maintain accuracy. Additionally, you will assist in developing and maintaining commercial property valuation models for the city. How much money can I make?

This position offers competitive pay. The estimated hiring range is $70,923.38 - $85,699.09 depending on education and experience.

What are the qualifications for this position?

A Bachelors Degree in Business, Real Estate or related field with 5-7 years of experience in commercial and industrial appraisals and Appraisal Institute coursework in Appraisal Principles, Appraisal Procedures, Residential Case Studies, General Appraiser Income Approach, Part 1 or equivalent, or an equivalent combination of education and experience. Virginia Real Estate Appraisal license desired.
