Related Partners Property Manager in New York, New York

  • Deliver exceptional customer service

  • Manage day-to-day operations, including oversight of various vendors and contractors

  • Supervise the on-site staff of direct employees and service provider employees

  • Resolve tenant issues and inquiries in a timely manner

  • Manage maintenance programs to provide tenant work order support, preventative and corrective repair services

  • Monitor and verify accounts payable and accounts receivable with Accounting Department

  • Efficiently manage workload by establishing objectives, setting priorities, and meeting deadline

  • Administer the Fire Life Safety program for the office space

  • Enforce property rules and regulations

Tasks

  • Manage service and maintenance contracts, and perform competitive bids regularly to ensure optimal pricing and services

  • Oversee maintenance and work order program

  • Conduct property inspections to make certain the site is well maintained and reflects “Class-A” building standards

  • Preparation of annual operations budget, as well as capital plan and other financial planning documents as required

  • Prepare memos, summaries, monthly and quarterly operating and financial reports

  • Review and approve invoices

  • Coordinate exterior window washing with tenants and occupants

  • Prepare memos, notices, and other correspondence for tenants and occupants

  • Maintain verbal and written communication with tenants and vendors regarding issues related to management responsibilities, including but not limited to, quality control, vendor contract management, maintenance personnel responsibilities, and utilities management

  • Manage critical issues and participate as a key team leader in response to emergency situations in order to secure and implement necessary corrective measures

  • Train, develop and evaluate staff, including management skills and leadership

  • Direct the property staff in developing, implementing and adhering to programs, policies and procedures

  • Ensure diligent performance of general maintenance, including emergency repairs, response times, backlogs, completion times and staffing issues

  • Conduct regular meetings with department heads focusing on open items, work priorities and future planning

  • Regularly review written reports, administrative databases and other record keeping to ensure administrative and operational competencies

  • Ability to work with accounting staff and financial software to obtain and process information

  • Administer all aspects of the Fire Life Safety program to include but not limited to coordinating with vendors to ensure the plan is updated, coordinate maintenance of the fire alarm system, scheduling drills, recording required maintenance activities, and keeping relevant licenses up to date

  • 5+ years of real estate operations and/or property management experience, with a preference for candidates with experience in the Class-A Manhattan Office Market

  • Effective, clear, and affirmative verbal and written communication skills

  • Understanding of building mechanical, electrical and plumbing systems

  • Understanding of property management issues

  • Ability to understand and prepare budgets as well as preparation of overviews

  • Ability to provide leadership, direction, counsel and motivation to a team of diverse skill sets

  • Ability to perform written assignments, including preparation of reports, proofreading and editing

  • Skilled in organization, multi-tasking and time management

  • Ability to read and understand technical drawings and plans
