About the role

Provide ongoing management of real estate transaction activities for a defined portfolio of properties for our corporate clients. Prepares, recommends, and implements a portfolio-wide transaction strategy for acquiring and disposing of real estate properties. Coordinates field resources and other partners in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sale renewals, early lease termination, and more.

What you’ll do

  • Implement real estate plans with an understanding of the client's strategic real estate goals. Assists with project initiation and scope definition, prioritizes assignments, and meets client objectives, commitments, and deadlines.

  • Concurrently act as landlord/seller agent and tenant/buyer agent and effectively negotiates the business terms and conditions for a wide variety of commercial real estate products, including land, office, retail and industrial.

  • Coordinate field broker selection and other required resources, subject matter authorities, and business partners. Facilitates client review and approval of proposed team resources for the purpose of transaction execution.

  • Draft and create a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value.

  • Coordinate the negotiation of sales through a field broker. Negotiate leases, amendments, and renewals. Monitor lease expirations. Locate and acquire new properties to meet client's requirements and timeline. Dispose of surplus properties within prescribed timeline.

  • Understand how to review, analyze, and interpret financial analysis templates including book and cash flow projections, net present value, and/or internal rate of return financial analyses to enable clients to make more informed decisions.

  • Work closely with CBRE and/or client's Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure integration between the service lines.

  • Closely track all transaction activity (commissionable and non-commissionable), prepares commission forecasts and vouchers, and accounts for all savings results achieved on behalf of clients.

  • Monitor and maintain a real estate project tracking system to ensure timely transaction completion. Prepares reports and makes presentations to relevant parties.

  • Follow all state real estate agency requirements. Ensures compliance with CBRE's corporate policies as they relate to identifying and mitigating potential conflicts of interest.

  • Resolve landlord and tenant disputes.

  • Other duties may be assigned.

What you’ll need

  • Bachelor's degree (BA/BS) from four-year college or university.

  • Minimum of 3-6 years of transactions related experience and/or training.

  • Real Estate Salesperson license.

  • Ability to comprehend, analyze, and interpret complex documents.

  • Requires advanced knowledge of financial terms and principles. Conducts advanced financial analysis.

  • Advanced computer proficiency with Microsoft Excel, Word, PowerPoint, Outlook and Internet navigational skills.

  • Requires advanced analytical and quantitative skills with the ability to problem solve and develop multiple solutions.

  • Strong organizational skills with ability to run multiple projects simultaneously.

  • Excellent interpersonal, communication and presentation ability.

  • Ability to provide efficient, timely, reliable and courteous service to customers.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Transaction Manager position is $105,000 annually and the maximum salary for the Transaction Manager position is $125,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
