Rush Enterprises Construction Project Manager in New Braunfels, Texas

The Construction Project Manager (CPM) will act as the owner’s representative and manage the entire construction process for new construction, additions, renovations, and special projects at approximately 70 locations across the Eastern United States and Ontario, Canada. The CPM will manage the design and construction process from concept through closeout, while implementing existing department processes. Identify improvements to existing processes to increase efficiency and reduce spend and serve as a professional subject matter expert providing expertise in design and construction to our internal stakeholders.

    Essential Job Functions

  • Conceptual Design - Communicate effectively with operations to understand design requirements and develop conceptual drawings that align with existing design control documents (DCD’s).

  • Site Selection – Assist the Director of Real Estate and operations in new site selection decisions and make recommendations based on observed site conditions, geotechnical reports, and surveys available.

  • Budgeting –Develop conceptual budget estimates and enter costs into a proforma to allow Sr. Management to make effective business decisions.

  • Secure multiple bids as drawings are ready for permit and adjust the proforma estimate accordingly.

  • Design & Permitting - Manage architectural and engineering design from concept through permitting and attend planning, zoning, and variance meetings. Represent the company in a professional manner and diligently pursue the company’s goals.

  • Value Engineering – During the bid process, work with the design team and bidders to value engineer projects to meet financial requirements.

  • Contractor Selection – Perform a thorough bid analysis and recommend the appropriate contractor to complete the work. Develop contracts and award the project upon approval from Sr. Management

  • Schedule - Develop and track the project schedule and work with vendors and contractors to mitigate risk.

  • Owner Supplied Equipment – Coordinate the purchase and installation of owner supplied equipment through vendors and contractors.

  • Communication – Provide routine communication throughout the project with all stakeholders.

  • Require contractors to submit weekly updates per approved format.

  • Financial – Review and process invoices and track the project spend. Provide monthly project updates for internal stakeholders and quarterly project updates for board reports.

  • Closeout – Ensure project closeout tasks are completed and file all drawing files and documentation on company shared drive.

  • Process Improvement - Assist in the implementation of process improvement initiatives within the department and identify improvements to processes to build efficiency and/or cost savings.

  • Alternative Fuels – Manage and implement alternative fuel projects that could include EV charging, solar, CNG systems or other new technologies.

    Education & Experience

  • Bachelor’s degree in engineering, construction management or a related discipline preferred.

  • Minimum of 10 years’ experience managing new commercial construction and renovations projects ranging in size up to $20M with at total annual budget of $25M - $30M.

  • Experience managing multiple projects across multiple states.

  • Proven experience managing ground up new facility construction.

  • Energetic individual and quick learner

    Other Skills and Abilities Required

  • Strong knowledge of project scheduling, construction disciplines and techniques, drawings and specifications, and risk management.

  • Proficient in AutoCAD and able to create/modify concept building and site drawings.

  • Experience working with zoning and permitting agencies.

  • Experience managing multiple projects in multiple states.

  • Excellent oral and written communication skills.

  • Must be proficient in Adobe PDF, Google Earth, Microsoft Word, Excel, and Project.

  • Strong negotiation skills.

  • High degree of professionalism and confidentiality.

  • Ability to work well individually as well as in a team environment.

  • Ability to perform job functions with minimal to no supervision.

  • Up to 50% travel is required.

USD $120,000.00/Yr.
