JEFFERSON COURT Maintenance Technician in MILWAUKEE, Wisconsin

JOB REQUIREMENTS: Maintenance Technician at Jefferson Court Apartments is a member of a team of four in maintenance department and is responsible for all aspects for maintenance including but not limited to; lawn care, snow removal, turnover of units in a timely manner to company standards and rotated on call emergency response in a 221 unit building. Repair machines, equipment, or structures, using tools such as hammers, hoists, saws, drills, wrenches, or equipment such as precision measuring instruments or electrical or electronic testing devices. Provide groundskeeping services, such as landscaping or snow removal. Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions. Perform routine maintenance on boilers, such as replacing burners or hoses, installing replacement parts, or reinforcing structural weaknesses Perform general cleaning duties of buildings or properties. Paint or repair roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures. Order parts, supplies, or equipment from catalogs or suppliers. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary. Inspect, operate, or test machinery or equipment to diagnose machine malfunctions. Perform routine maintenance on boilers, such as replacing burners or hoses, installing replacement parts, or reinforcing structural weaknesses to ensure optimal boiler efficiency. Test and treat water supply. Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment. Assemble boilers at installation sites, using tools such as levels, plumb bobs, hammers, torches, or other hand tools. Clean or lubricate shafts, bearings, gears, or other parts of machinery. Dismantle machines, equipment, or devices to access and remove defective parts, using hoists, cranes, hand tools, or power tools. Train or manage maintenance personnel or subcontractors. ***** OTHER EXPERIENCE AND QUALIFICATIONS: Experience: Minimum of 1 year in skilled maintenance work required. Technical expertise in one or more building trades required. Steam heat experience a plus. Abilities: Relate well to people from diverse backgrounds. Comprehend and communicate in the English language, both orally and in writing. Perform basic math and understand measurement systems used in the trade. Read and interpret electrical, plumbing, and mechanical diagrams and blueprints, use maintenance, trade, and testing equipment and tools. Understanding of basic computer skills Interpret and understand maintenance information generated from property management software reports. Legally operate a motor vehicle (valid driver\'s license and insurance). Financial Results Collaborates with Property Manager to ensure that budgets are followed and achieved, where possible. Meets or exceeds stated unit turnover timelines to ensure maximum occupancy levels. Property Standards Ensures that all Physical Product Practices (P3) of Operational Excellence are followed, monitored, and completed. Collaborates with Property Manager to ensure proper execution of the approved preventative maintenance schedule established for assigned property. Work Environment Ensures that positive, collaborative internal and external relationships are fostered and maintained and that requests are responded to in a timely manner.
