We service all of Hudson, Essex, Union, Somerset, Hunterdon, and portions of Middlesex and Warren counties. The Role...We are looking for an experienced individual to join our camp team as Maintenance & Property Manager. The Maintenance & Property Manager provides oversight and management of general maintenance, custodial services, budgetary compliance, and ownership of short-term and long-term operational and capital needs at all camp properties. They work closely with the Camp Directors of the GSHNJ camps to create and execute capital plans, cost effective maintenance solutions, and provide quality camping opportunities to groups. They manage Camp Rangers across the council and directs them to ensure that all properties are well-maintained, clean, safe, and ready for use. In addition, the Maintenance and Property Manager demonstrates sound fiscal responsibility and fiduciary oversight. The position requires residing on site.Here's What You Will Be Doing...Exercises discretion and independent judgment in performing all duties required to keep properties, facilities, and equipment well-maintained and safe and in directing the Camp Rangers to help with projects at all sites.Collaborates cross-functionally to identify needs and opportunities for camp property and to develop short-term and long-term capital strategy.Exercises discretion and independent judgment in maintaining fixed asset inventory of tools, equipment, structures, supplies, and vehicles; orders new equipment and supplies as needed within budget constraints.Secures camp from trespassers, vandals, or other unauthorized persons.Oversees the maintenance of all buildings, facilities, and grounds including cabins, dining areas, recreational spaces, and utilities across all camp properties.Maintains the camp properties in good order in regard to landscaping, snow plowing, and removal of brush/trees. Ensures properties, trails, play areas and campfire spots are well-kept, clean ready for use.Completes regular maintenance tasks efficiently, effectively, and with careful attention to cost management.Collaborates with representatives from the Essex County Department of Parks, Recreation & Cultural Affairs to advance GSHNJ’s priorities in maintaining and improving The OVAL.Assures proper management of refuse.Sources, selects, and coordinates with external vendors for specialized repairs and projects (i.e. plumber and electrician)Sets up for and actively participates with small and large work groups.Provides services to camporees, troops, and groups using the camp as follows:Sets up and moves equipment as needed.Remains available for emergencies as needed.Ensures budget compliance by monitoring cost-effectiveness and provides regular budget and forecasting reportsEnsures that appropriate records and reports are completed and maintained as needed for Council planning and evaluation, community involvement and support, and GSUSA requirements.Opens and closes all outdoor camping units by cleaning and making repairs, turning on water systems, moving equipment, and winterizing pipes and water systems.Follows GSUSA and council policies and guidelines to ensure compliance with relevant Federal, state, and local laws, regulations, and codes. Implements and enforces safety protocols, especially concerning equipment and hazardous materials.Conducts regular safety audits, documents issues, and addresses any concerns immediately.Provides support as directed during summer sleepaway and day camp.Works cross-functionally to complete maintenance tasks for other council properties as needed.Recruits, hires, supervises, and trains ranger staff. Develops work schedules, assigns tasks, and monitors job performance for quality and efficiency. Issues discipline to ranger staff for failing to adhere to policy and protocol, including recommending discharge when necessary.Available to respond to after-hours emergencies and resolves urgent facility issues as needed.Exercises discretion and independent judgment in establishing and maintaining protocols for addressing fire, weather, or other emergencies impacting camp operations.Transports items as needed.Performs other duties as assigned for the betterment of the campers, program, camp, and the council. Is this you?High School diploma/GED.3+ years of experience working in a camping environment or in trades that will support the position’s requirements and responsibilities.Certified in CPR/First Aid.Ability to work with general contractors hired to do property repairs.Ability to keep equipment and supply inventories.Demonstrated carpentry, electrical, plumbing, general property maintenance and masonry experience.Experience with hand and power tools such as wrenches, hammers, skill saws, table saws, power drills, drill presses, routers, sanders, etc.Experience working with ground maintenance equipment such as chain saws, ride-on lawnmowers, push lawnmowers, weed whackers, brush cutters, power washers, etc.Ability to operate and maintain a variety of vehicles and equipment including utility vehicles, golf carts, tractors, and lawnmowers.A self-starter with the ability to work independently and without onsite supervision.Must be personable and able to work effectively with Camp Directors and adult volunteers with children around.Demonstrated problem-solving abilities and a proactive approach to maintenance and safety.Excellent communication and organizational skills to manage multiple projects and priorities.Ability to set goals and plan, organize, and prioritize work.General time management skills.Ability to perform all aspects of the position.Ability to prioritize maintenance needs and work assignments.Ability to formulate short- and long-term personal and team goals, objectives, schedules, and priorities in line with GSHNJ’s overall strategic plan.Ability to build, coach and develop an effective, high performing team by promoting partnerships between functional units, collaboratively defining boundaries and outcomes of work responsibilities; sharing information with others; recognizing and rewarding team’s accomplishments; collaborating with others to create optimal solutions.Ability to provide high-impact performance feedback in ways that will motivate both under-performing and high-performing employees.Ability to maximize and capitalize on one’s own leadership strengths as well as the strengths of others. Additional Eligibility QualificationsFlexibility to shift work hours as needed, including evenings and weekends.Ability to lift and manipulate up to 60-80 pounds of Girl Scouting products, supplies, or materials.A valid driver's license, current insurance, and access to a reliable vehicle are required for travel between council properties and across entire service area as needed.Relevant certifications in electrical, HVAC, plumbing or pesticide handling are a plus.Become a registered member of Girl Scouts and maintain membership for duration of employment.
