The Project Manager is responsible for managing approximately 20-30 interior renovations annually, ranging from $750k-$7mm per project for Sunrise communities located throughout the US and Canada.

RESPONSIBILITIES & QUALIFICATIONS

Responsibilities:

As a part of the Sunrise team, supporting our Mission, Principles of Service and Core Values is a fundamental part of this job. Our foundational belief is the sacred value of human life. The unique responsibilities for this role include but are not limited to the essential functions listed below:

• Manage approximately 30 interior renovations annually with total project value ranging from $750k - $7mm per project for an average total budget of approximately $20-$30mm for Sunrise communities located in the United States and Canada.

• Manage resident unit renovations when needed for Sunrise communities located in the United States and Canada.

• Obtain competitive bids from contractors, negotiate pricing, provide bid comparison, and make recommendations to internal Sunrise team for awarding of projects.

• Negotiate GC/Architectural and Engineering project contracts and interface and consult with legal department, internal and external, as needed to finalize contract terms when required. Coordinate with purchasing to obtain purchase orders for general contractors and vendors as needed with support from the Project Coordinator.

• Work with general contractors to generate project schedule, field measurement, material procurement and timelines and communicate to Sunrise community teams

• Track, monitor and report on the progress, spend, and schedule of renovations and provide reporting to Capex Directors, and Asset Management as needed.

• Manage billing and invoice payment questions and work with Project Coordinator and accounts payable to process invoices for payment.

• Lead onsite project kickoff meetings, and punch walkthroughs.

• Manage vendor resource list by updating, sourcing, and vetting contractors, architects, and consultants as needed for both the US and Canada.

• Lead the evaluation and coordination of value engineering with Design, GC and Capex team when required.

• Communicate effectively with general contractors and Sunrise Team Members.

• With autonomy, make project decisions based upon department standards of operation.

• Ensure all construction follows design specifications, is completed on schedule, within budget, and built to quality standards.

• Lead and mentor Associate Project Managers and Project Coordinator.

• Maintain compliance in assigned required training as applicable to this role to ensure that Sunrise standards are always met.

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of the knowledge, skills, and abilities required

• Bachelor’s Degree

• 5-10 years of related experience.

• Project management experience, Senior living or hospitality improvement/construction experience needed.

• Ability to travel both in the US and Canada on average 2-3 times per month.

• Proficient in Microsoft Office programs, specifically Excel and Microsoft Project

• Knowledge of construction software programs, Procore, PlanGrid, etc. preferred

• Knowledge of technical aspects, administration, and management of all phases of renovation projects

• Knowledge of public and construction safety and security issues and regulations preferred

• Ability to read and understand building plans and construction bid packages

• Effective planning and time management skills

• Ability to manage and prioritize a high volume of communication/emails

• Ability to handle multiple projects and competing deadlines in a very fast-paced environment

• Strong analytical and critical thinking skills

• Ability to build strong relationships with team members at all levels

• Ability to work efficiently under pressure with attention to detail

• Must be self-motivated and work as part of a team.

• Ability to lead and mentor others.
