Job Summary This position is responsible for approximately 20-30 properties of the Bank's overall real estate portfolio.

The property management and maintenance of the day to day building operations for banking. Home lending and remote ATM facilities is a crucial life line to deliver the Bank's final products to the customer.

Position must fully understand the construction management process for projects and manage detailed financial project reports. In addition to managing a CapEx budget, the position must also manage the associated occupancy budget. This position is responsible for the day to day maintenance services of the assigned properties. The services include all building operations which consist of basic plumbing, electrical, HVAC filter replacement, 24/7 on call emergency response and assisting with any bank sponsored special projects.

A successful candidate will have demonstrated a high level of organizational skills to manage the assigned region while maintaining the local retail banking center branches.

Job Responsibilities: Responsible for ensuring the Banking facilities across the assigned region operate effectively performing building maintenance and upholding safety standards. Visit every assigned location at least once a month and perform a Quarterly PPM check list for F/M role and M/T role. (Including minor plumbing, electrical, HVAC filter changes, keeping mechanical rooms clean and free of branch items). Ensure that the quality of service performed by vendors for interior and exterior work of the properties are safe / secure while being maintained at a high-level complying with organization operational policies, procedures, and standards. Develop working relationship with branch staff and inspect for any life-safety items. Investigate and report any major building structural defects, coordinate budgeting and repairs to resolve any issues of concern. Maintain communication with the branch management team during the monthly visit to see if any additional facility help may be required. Oversee all construction projects at each assigned facility (interior renovations, building expansions, tenant relocations, etc.) this will include but not limited to: permitting, bidding, construction, invoice payment, and project close-out. During projects, will also work closely with business unit management, site manager, security, IT, ATM group, and computer hardware group. Submit yearly capital and annual operating budgets, as requested by business unit management, for assigned locations to senior facility management for review. Prepare and submit monthly expense reimbursement reports for approval. Maintain and update various facility department reports - weekly and monthly. Review and update accounting regarding fixed assets for each assigned location. Manage routine maintenance functions for every assigned facility. Develop an on-going preventative maintenance program for assigned locations. Plan, coordinate and oversee all maintenance items by gathering multiple quotes for work that requires outside providers. Submit via work order approval process prior to engaging vendor. Oversee the quality of the work for all outside vendors. Maintain focus on reducing energy consumption and build towards LEED certified buildings by examining green options for every facet of daily business. Review energy consumption vs. previous year's consumption then develop an action plan to address overages. Provide after - hours emergency service when dispatched by facilities and/or security. Engage additional technicians and /or vendors to perform emergency repairs. Maintain a company owned maintenance van and make sure that it is stocked with required parts.
