Staffing 101 Group LLC Maintenance Manager in Manhattan, New York

The Maintenance Manager will oversee and work alongside the maintenance team to maintain the common areas to an acceptable standard. They will ensure that all certificates, licenses, and other paperwork is completed in a timely manner. They will work with department heads to work with vendors from each department, managing repairs, maintenance checks, and contracts so all machinery will function at an optimal level. They will also work collaboratively with the onsite and offsite IT managers to ensure proper functioning of all telecommunication systems.

Responsibilities: Provides professional and courteous service at all times; Maintain maximum operating efficiency by utilizing cost-effective methods to help reduce overall operating costs; To ensure the safety of all occupants and staff while in the facility, and protect the companys integrity and mission; To work in collaboration with the Fire, Life, and Safety Director to ensure that all federal, state, and city fire and safety rules, regulations, and procedures are known and followed by all employees; To ensure that all furniture, fixtures, equipment, or other apparatuses are of quality and designed to meet the needs of each department; Ensure the maintenance and preventative maintenance to include heating, lighting, plumbing, water treatment, water softeners, water tanks, air conditioning, emergency generators, switch rooms, roof exhausts, elevators, washers and dryers, etc.; Monitors electric, gas, and water consumption by verifying and approving bills before presenting them to Accounting; Ensures all projects are completed according to specifications and are completed on time; Performs all public area preventive maintenance services as needed; Performs maintenance checks of equipment and updates the maintenance log regularly; Ensures all key inventories are secure; Responds to all emergency situations and is prepared to assist; Participates in ongoing maintenance programs for event space, public spaces, and equipment; Performs inventory duties, as required; Maintains cleanliness and orderliness of all work space and storage areas; Ensures the brass poles and plaque, faade, front walk, canopy, and outdoor lights are clean and functioning; Maintains flags flown from the building are in good repair and dry cleaned seasonally; Arranges that the windows and administration building are cleaned during the spring, summer, and fall; Maintains the cleanliness of the grounds and attractiveness of landscaping; Ensures the buildings remain free from bugs and vermin by working with an exterminator; Works in collaboration with all department managers to ensure their machinery and work areas are functional; Create an annual maintenance budget and stay within its limits on a quarterly basis; Attends daily standup meetings and monthly managers'meetings.

Requirements: Have previous Maintenance Management experience (minimum of 2-5 years); Fire Safety and Environmental Protection Agency certification is preferred; Previous background in HVAC, electrical, carpentry, masonry, and plumbing; Understand the technologies required in the work you are doing directly; Work with a variety of situations and people; React quickly in an emergency situation and make decisions that may involve a great amount of money and/or the safety of others; Change easily and frequently from one activity to another; Be available on nights, weekends, and holidays; Be willing to be a hands on manager, not confined to the office; Manage a maintenance team with skill and diplomacy, never asking them to do what you wouldnt be willing to do yourself

Schedule: Monday thru Friday 8am to 5pm

Salary: $40-$45/hr
