Mississippi Employer Maintenance Technician in Madison, Mississippi
The maintenance technician is responsible for the overall maintenance of the property and grounds. The maintenance tech specific duties may vary from site to site depending on the property's requirements and the size of the staff. Normally, these duties include, but are not limited to, the following:
*A: SERVICE REQUEST/MAINTENANCE *
- Routine service requests to be completed within a 24-hour period.
- Emergency service request to be completed as soon as possible.
- Preventive maintenance projects to be scheduled and completed in a timely fashion.
- Need to be knowledgeable in the following areas: HVAC, (if applicable), electrical, plumbing, appliance repair, irrigation, carpentry, lighting and exterior extermination.
- And other duties as determined by Management.
**B: APARTMENT TURNS
**
- Complete painting/caulking
- Complete cleaning or schedule with housekeeper
- Check appliance and light fixtures
- Repair or replace any damages
- Complete any other necessary maintenance needed to make it "market ready"
- Communicate to Manager possible problems including carpet and vinyl replacement.
- And other duties as determined by Management.
**C: PROPERTY-APPEARANCE AND MAINTENANCE
**
- Responsible for appearance of office, clubhouse, and models.
- Responsible for cleaning and upkeep of fitness center.
- Responsible for the appearance and upkeep of pool areas, laundry rooms, restrooms, picnic areas, tennis courts, and other amenities on property.
- Responsible for the appearance of the building exteriors, breezeways, walkways, doors, and rails.
- Responsible for the maintenace of all property lighting (street poles, lollipop lights, breezeway lights, exit sign, and emergency lights). Should be inspected on weekly basis.
- Complete any special property projects assigned by the manager.
- And other duties as determined by Management.
**D: RESIDENT RELATIONS
**
- Handle residents in a professional, yet friendly manner.
- The only time a maintenance tech is authorized to enter an occupied unit is if there is a work order for that unit. At no time is a maintenance tech authorized to enter an occupied unit after business hours, UNLESS there is a management approved emergency. Always before entering an occupied unit, knock on the door and identify yourself as "Maintenance".
**E: STAFFING
**
- Responsible for being " ON CALL" for an emergency schedule for evenings, weekends, and holiday coverage.
- Enforce proper company policies and procedurs.
**F: BUDGET MANAGEMENT
**
- All orders to be budgeted and approved by the manage prior to purchase.
- Be responsible for stock control.
- Try to complete all repairs " in house".
- Never rob another unit, unbless approved by Management.
**G: SAFETY
**
- Adhere to all Safety Programs
QUALIFICATIONS: Must have high school diploma or GED and two years of HVAC/General Maintenance experience.
