Job Overview:

ASM Global, a leader in privately managed public assembly facilities, is seeking a highly skilled and experienced Lead Maintenance Worker for the Long Beach Convention & Entertainment Center. In this role, you will assume a central position within our Maintenance Department, where you will be responsible for supervising and executing intricate semi-skilled maintenance assignments, encompassing plumbing and carpentry repairs, while also taking on additional responsibilities as a supervisor. Your pivotal role significantly contributes to upholding the facility's safety, operational efficiency, and compliance with all applicable regulations and codes.

Essential Duties and Responsibilities:

  • Skilled Repairs: Perform complex plumbing and carpentry repairs as required, ensuring the facility's systems and structures are in optimal condition.

  • Doors Maintenance: Regularly inspect and repair facility doors, ensuring they function properly and meet safety standards.

  • Mechanical Expertise: Provide expertise in basic mechanical and maintenance repairs, addressing issues promptly to minimize disruptions.

  • Paint and Drywall: Conduct paint and drywall repairs, including patching, sanding, and repainting, to maintain the facility's aesthetic appeal.

  • Troubleshooting: Identify and troubleshoot various maintenance problems within the facility, implementing necessary repairs efficiently.

  • Job Completion: Ensure that all assigned tasks are completed promptly and accurately, meeting daily targets as instructed.

  • Work Area Management: Maintain a clean and organized maintenance shop, ensuring tools and equipment are stored securely.

  • Equipment Maintenance: Notify the Supervisor of any equipment in need of repair and report low supplies to maintain seamless operations.

  • Safety Compliance: Strictly adhere to CAL OSHA safety requirements, Long Beach City & Building codes, and established safety guidelines, fostering a safe working environment.

  • Professional Standards: Follow facility dress code and grooming standards, upholding professional conduct at all times.

  • Policy Adherence: Conform to the policies established by ASM Global and the Long Beach Convention and Entertainment Center, promoting a culture of compliance.

  • Damage Reporting: Report all damages, whether created or discovered during daily responsibilities, to the immediate supervisor.

  • Tool Maintenance: Provide daily maintenance of personal hand tools as per the provided list, subject to changes and additions guided by the Supervisor.

  • Supervisory Responsibilities:

    The Lead Maintenance Worker will also have supervisory responsibilities, which include:

Team Leadership: Provide guidance and leadership to the maintenance team, ensuring efficient task execution and fostering a collaborative working environment.

Work Allocation: Assign tasks to maintenance team members based on their skills and capabilities, ensuring that workloads are distributed effectively.

Training and Development: Assist in the training and development of maintenance staff, helping them acquire the necessary skills and knowledge to perform their duties effectively.

Quality Control: Monitor the quality of work performed by the maintenance team, conducting regular inspections to ensure compliance with established standards.

Time Management: Manage work schedules and deadlines for the maintenance team, ensuring that tasks are completed promptly and efficiently.

Conflict Resolution: Address and resolve any conflicts or issues that may arise within the maintenance team, promoting a harmonious and productive work environment.

Reporting: Provide regular reports to the Maintenance Supervisor on team performance, progress on maintenance tasks, and any issues or concerns that require attention.

Safety Oversight: Ensure that the maintenance team strictly adheres to safety protocols and regulations, promoting a safe working environment for all team members.

These additional supervisory responsibilities reflect the Lead Maintenance Worker's role in overseeing and managing the maintenance team to ensure the facility's maintenance needs are met effectively and efficiently.

Qualifications:

To perform this job successfully, an individual must possess the following qualifications:

Education and/or Experience:

  • High school diploma or general education degree (GED).

  • 2 or more years of general maintenance experience is required.

  • An equivalent combination of education and experience will be considered.

    Skills and Abilities:

  • Strong organizational skills.

  • Excellent oral, written, and interpersonal communication skills.

  • Proficiency in reading and comprehending instructions and labels.

  • Ability to understand and follow oral and written directions.

  • Self-motivated with the ability to work with minimal supervision while maintaining a professional demeanor.

  • Flexibility to work irregular hours, including nights, graveyard shifts, weekends, and holidays.

  • Competency in operating power and hand tools.

  • Successful completion of a comprehensive test related to various maintenance tasks (25-50 questions).

  • Desirable experience in maintenance for Food & Beverage equipment is a plus.

    Computer Skills:

Basic computer skills are required, including the operation of signage and printing equipment.

Certificates, Licenses, Registrations:

  • Valid California Driver’s License.

  • Fork & Boom Lift Operator Certifications (Can be certified on-site through ASM after hire).

    Physical Demands:

  • While performing the duties of this job, the employee is regularly required to stand; use hands and fingers to handle or feel equipment; reach with hands and arms; stoop, kneel, crouch, and/or crawl.

  • The employee must regularly lift and/or move up to 50 pounds.

  • This position may involve working at elevated locations and in both indoor and outdoor settings, potentially facing adverse conditions.

  • During events, the ability to work around the public, especially within large groups of people, is required.
