Total Civil Construction & Engineering, LLC Project Manager-Civil Construction in Lanham, Maryland

Job Duties:

  • Accountable for managing project team (project engineers, superintendents, foremen), including training/development, assessment, staff employment decisions in partnership with appropriate stakeholders.

  • Include team in project processes.

  • Confer with team to provide technical advice and to resolve problems.

  • Handle challenges with vendors and project team timely and professionally.

  • Manage relationship with client and team; resolves conflict.

  • Lead, develop, direct project staff, and set activities to meet project requirements/goals (schedule, budget, quality, safety): includes coaching, performance assessment, rewards and discipline, address employee complaints and resolve employee problems to meet project goals.

  • Represent company in project meetings.

  • Responsible for overall project planning and performance: safety/environmental; cost; cash flow; milestones; quality; production; specification, contract and legal compliance. Monitor project and work with superintendents and foremen to plan, organize and direct activities concerned with the construction project(s) at hand.

  • Manage subcontractor schedules, quality-of-work, coordination with other trades, and payments.

  • Manage project budget.

  • Formulate/review project reports; conduct meetings for scheduling, budgeting and planning.

  • Oversee timely billing and collection process for percent of project completed.

  • Generate, track and collect on payments; ensure positive project cash flow and budget alignment.

  • Manage/schedule vendors.

  • Identify changes necessary and manage change order process.

  • Requisition supplies and materials to complete project.

  • Assist in the procurement of subcontractors and suppliers.

  • Work with Contract Administrator to manage financial aspect of contracts.

  • Implement & ensure compliance with project controls.

  • Generate/ review/approve/respond to Purchase Orders (PO's), subcontracts, submittals, Request for Information (RFI's); prices Proposed Change Orders (PCO's) and adjust schedule, etc.

  • Review/approve vendor bills and PO's.

  • Ensure payroll, labor, equipment and material costs are tracked and that goods and services received are paid for according to terms.

  • Ensure inspections and project activities are coordinated with appropriate parties.

  • Provide planning and performing reports.

  • Leverage technology to track performance.

  • With approval from Sr. PM on course of action for large-value or complex items, will manage multiple working relationships, acts as company representative, communicates with owners, engineers, design professionals, interfaces with actual and prospective clients, local officials, government representatives, subcontractors, vendors, line employees and senior management.

  • Manage compliance with local and government agencies, laws, contract specs, and adherence to TCC policies and procedures.

  • Identify engineering problems on the job and ensure the issues are immediately communicated to the appropriate SME for resolution.

Educational / Experience Requirements:

  • Bachelor Degree in Civil Engineering from 4 year college, U.S. or Equivalent Foreign Degree.

  • Five (5) years experience as a Project or Field Engineer or Assistant Project Manager or in related occupation in heavy civil construction involving multi-million dollar projects (experience not required as Project Manager).

Job Requirements:

  • Travel to local job sites 2 – 3 times / week in DC, MD, VA. Must drive own vehicle to travel to local job sites in DC, MD, VA.

  • Strong financial skills. Understands drivers of project cost (labor, material, equipment, overhead, etc.); various billing methods; know how to maintain positive cash flow and perform Cost-to-Complete projections.

  • Strong technical abilities. Has strong working knowledge of civil construction standards, specifications, processes and installation methods (materials, tools/equipment); has working knowledge of construction safety requirements/techniques; is able to read and interpret documents and processes and write technical reports and correspondence.

  • Able to use technology to review performance/progress, plan, schedule, track activities, communicate, monitor financial data, verify quantities of materials/labor used.

  • Strong knowledge of Windows OS and MS-Office (Outlook/Word/Excel).

  • Working knowledge of AutoCAD/Blue Beam/Adobe Acrobat; Project Management and Scheduling Software (ProCore, Primavera, etc.); production/payroll tools (Heavy Job); and accounting software (Foundation, etc.)

  • Strong leadership skills. Able to motivate, coach, train, develop individuals and teams; establish goals and ensure accountability.

  • Strong communication skills (verbal/aural/written) in English, and present information to groups; able to resolve conflict and negotiate outcomes successfully.

  • Able to perform work independently to perform detailed work, make decisions and solve problems under tight deadlines.

  • Able to work outdoors and tolerate working while exposed to potential hazards.

  • Must be willing to sign a confidentiality agreement.

  • Must pass drug test.

  • Occasionally is exposed to heights, confined spaces, precarious places, fumes/particulates, chemicals or electricity.

  • Occasionally requires additional hours in evenings and weekends to complete work and manage project.

Work Schedule: Full time. Able to work a non-standard work week (extra hours, changing schedule, weekend/night work).
