Who we are:

The HVAC department provides maintenance for building environmental conditioning systems and refrigeration equipment for approximately 2.3 million sq. ft. of office and non-office headquarters space. This team ensures that all HVAC equipment at Hallmark is in operational condition at all times and ensures the optimal performance of the infrastructure at Hallmark headquarters and locally owned properties. The HVAC department is very proactive in developing and implementing projects to reduce utility and energy use.

The Building Automation Systems (BAS) Specialist provides overall support, direction, and management of the Building Automation Systems (BAS) on the complex. Responsible for the design, configuration, and operation of building automation and control systems. Will be responsible for programming, monitoring, installing, testing, commissioning, inspecting, diagnosing, and repairing the BAS to include HVAC, building lighting, and other integrated systems.

In this role you will:

Develop and update software programs (PPCL), graphics, and troubleshoots to ensure proper operations of the BAS. Apply knowledge of multiple communications protocols, BACnet, Modbus, etc.

Work with Engineering and HVAC teams to develop Energy Management and monitoring strategies to ensure efficient operations of building systems.

Conduct inspections, preventative and routine maintenance, and performance testing to all systems and components of the BAS including assistance in calibrating electronic, electric, and pneumatic controllers, dampers, space temperature sensors, mixing boxes, end devices, and related components as needed.

Provide training for Maintenance Engineers on BAS and DDC panel and field devices.

The Building Automation Systems (BAS) Specialist is required to execute control system projects from concept through implementation including:

  • Interpret control drawings, plans, and specifications to test, program and troubleshoot the BAS systems.

  • Creates flow diagrams, sequence of operations, bill of material, network layouts and electrical schematics as required.

  • Select, order, and track the delivery of materials for assigned projects and maintains a stock of DDC inventory and documents related to the BAS.

  • Develop required programming, graphics, interfaces, and reporting for efficient operation. Performs the loading and commissioning of all system and network-level controllers as required.

  • Create and modify alarms and trend configurations and perform high level data analytics and alarm reporting.

BASIC QUALIFICATIONS:

The following is required to be considered for this role:

  • High School Diploma, GED, or equivalent

  • Certification / degree from an accredited educational institution will be considered in achieving partial credit towards the technical requirements.

  • Licenses / certifications / other relevant training a plus and needed for the incumbent to continually hone leadership and technical skill sets within this position.

  • 3+ years Building Automation and Controls experience.

  • Must know basic electricity and electronics including three - and single-phase controls, ladder diagrams, low voltage relay logic, digital and analog electronics, microprocessors, single line diagrams, electrical schematics, and power distributions.

  • Must have an in-depth knowledge on the operation/maintenance of large commercial sized utilities, mechanical and structural systems.

  • Possess the capabilities to effectively manage troubleshooting, repair, and testing activities to insure the most efficient response, while minimizing business disruption.

  • Working knowledge and capabilities using Microsoft Office software (Word and Excel).

PREFERRED QUALIFICATIONS:

  • 5+ years Building Automation and Controls experience.

  • Strong mechanical aptitude and electrical aptitude.

  • Critical thinking skills, strong organizational skills and effective written and verbal communication skills are essential.

  • Possess a detailed knowledge of the HQ infrastructure, systems and building layout.

  • Technology Experience preferred: Have capabilities associated with the utilization of Building Automation Systems, Computerized Maintenance Management (CMMS) Systems, and Commercial HVAC and utility systems.

  • Behaviors/Traits/Mechanical and Electrical Aptitude preferred: To be effective, must have a history of displaying positive attributes as they apply to Hallmark Commitment, Communication, Innovation/Creativity, Leadership, Diversity/Relationships, Resource Management and Results Orientation. Must have mechanical and electrical control aptitude.
