Your Role: As the Director of Corporate Real Estate & Facilities (Director of Places - NA & APAC) you'll shape the future of Sage's workplaces across North America and the APAC regions. Reporting to the VP of Places and managing a team of seven, you’ll be a player-coach, both strategic and tactical when needed. Your focus will be on our growth in North America, particularly in Atlanta, our new North America flagship office (619 Ponce).

Working closely with our service partners, you'll ensure our facilities operate smoothly and provide top-notch service to our colleagues. You'll collaborate with the VP of Places to develop and implement regional property strategies, including selecting and negotiating new premises. You'll also lead the delivery of thoughtfully designed new workplaces and upgrade existing ones to enhance their quality, amenities, and services.

Location: Must be based in Atlanta - hybrid 2 days per week of in-office collaboration from our Atlanta, GA office.

Minimum Qualifications - Is this you?

• 8 years of combined Corporate Real Estate and Facilities/Workplace Management experience

• Corporate Real Estate Expertise: You can speak to your experience managing all phases of the property life cycle including leasing, acquisition, and sales transactions across diverse regions.

• Facility Management: You've effectively managed facilities and maintained high standards.

• Strategic Vision and Team Leadership: You’ve successfully led teams, and developed, and implemented property strategies that meet business goals.

• Project Management: Proven track record in leading projects and delivering innovative workplace solutions.

• Communication: You are known for your effective communication skills and the ability to create impactful written communications including strong proficiency in creating and delivering PP presentations.

• Financial Acumen: Experienced in budget management and proficiency with Excel.

• Influence and Leadership: Ability to influence and gain stakeholder buy-in.

• Self-Sufficiency: A proactive approach, capable of independently driving initiatives to success.

• Travel: Ability to travel within North America and outside of NA approx. once per quarter.

Key Responsibilities:

Property Strategy and Transaction Management

• Working with regional leadership and using available data sources, to understand Sage’s space requirements and regional location preferences.

• Where a new premises or relocation is agreed upon, select and appoint appropriate advisory services to identify suitable properties as required.

• Lead lease negotiations to achieve the most suitable commercial terms for Sage, working with the appropriate specialists within the Places team.

• Prepare materials for Sage approval to transact.

• Execute lease documents.

Project Management

• Gather data to understand colleague requirements, location usage, and local team structures across the region.

• Select the appropriate professional advisers to deliver the project (principally design, project management, and cost consulting).

• Manage the design process to the satisfaction of key stakeholders

• Manage the agreed project budget and schedule, providing ongoing reporting.

• Prepare and manage a Risk Register for each project.

• Actively participate in the selection, appointment, and contracting for construction and furniture supply.

• Actively participate in the change process, working closely with the VP Places and the Change Manager, attending colleague engagement events as needed.

• Manage the physical relocation from the existing to the new workplace.

Workplace/Facilities Management

• Understand employee needs and shape service delivery to ensure employees can work effectively and that the workplace experience is optimized.

• Manage the performance of key service delivery partners within all properties in the region, in particular Cushman & Wakefield in delivering the global workplace management contract, and work closely with the Workplace Director of EMEA to ensure consistency of service across both key regions.

• Collaborate effectively with multiple stakeholders across the Sage business, including Brand, People, Finance, Technology, and regional leadership.

• Effectively manage all service delivery costs for the region, taking full P&L responsibility for the financial performance of each location.

• Manage the physical condition of all properties within the region to first-class condition, ensuring 100% facility up-time, compliance with all legal requirements, and the highest standards of health and safety for employees and visitors.
