About the Role:

As a CBRE Life Science Chief Building Engineer, you are responsible for engineering day-to-day operations. Utilize advanced skills to perform complex preventive maintenance and recommend corrective repair of buildings, Air side systems including single pass, 100% outside air handling systems for critical environments with humidity control, variable airflow systems with fume hoods and acoustically sensitive components, Wet side systems including chilled and heating hot water and variable primary flow, Steam and clean steam systems, facility pressurization and cascade VRF systems. Work under limited supervision, monitor building system operations and performance. Utilize several trade skills such as plumbing, electrical, roofing, heating and cooling for Laboratory, life science and GMP HVAC systems.

Property Management Scope: Typically supports Life Science properties up to 2.0 million sq. ft.

What You’ll Do:

  • Comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

  • Lead operations, assign work orders, and/or provide technical and procedural training of Engineers. Responsible for the day-to-day operations for Engineers and subcontractors as needed.

  • Coordinate with all disciplines and agencies including architects, civil engineers, electrical engineers, utilities coordination, energy use requirements and permit approval jurisdiction.

  • Take schematic level direction and successfully complete review of construction documents and provide construction support with minimal guidance.

  • Attend Project Management team meetings and contribute real time. Document action items and decisions and disseminate to team members as needed.

  • Consult with Supervisor, Real Estate Manager to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.

  • Support company and regional initiatives as directed by the Engineering, Operations Director and Senior Leadership, Life Science Engineering National Leader as needed.

  • Under the direction of the Supervisor, formulate and implement a preventive maintenance program to ensure that building core equipment and systems meet or exceed their Remaining Useful Life (RUL).

  • Monitor building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by the Client and local Agencies Having Jurisdictions (AHJ).

  • Oversee and inspect the work performed by engineering staff. Determine that work is complete, equipment is fully functional and Tenant’s Office space is in prime working condition.

  • Respond quickly to emergency situations, summoning additional assistance as needed.

  • Coach others to develop in-depth knowledge and expertise in most or all areas within the function.

  • Lead by example and model behaviors that are consistent with CBRE RISE values. Anticipate potential objections and persuades others, often at senior levels and of divergent interest, to adopt a different point of view.

  • Communicate difficult and complex ideas with the ability to influence.

What You’ll Need:

  • High School Diploma, GED, or trade school diploma with 5-8 years of job-related experience.In lieu of a diploma, a combination of experience and education will be considered.Prior shift manager or supervisory experience preferred.

  • Universal CFC certification required. State Fire Marshal (SFM) Weekly Fire Pump Test Certificate. Fire Department Fire Director Certification. Hazardous Material Handling Certification. Additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions. OSHA 10. Certifications/licenses as may be required by local or state jurisdictions.

  • Code knowledge of the following systems is required: Current CA Mechanical and Plumbing Codes, CA Title-24 energy code, ASHRAE Standards, ANSI/AIHA Z9.5-2012 Laboratory Ventilation standard, HVAC system design fundamentals, CDC Biosafety in Microbiological and Biomedical Laboratories, NFPA applicable codes.

  • Strong knowledge of the relevant local jurisdiction building codes such as CA Green Code, Green building rating systems such as LEED compliance documentation.

  • Clear understanding of building systems.

  • Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.

  • The innovative mentality to develop methods that go beyond existing solutions.

  • Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.

  • In-depth knowledge of Microsoft Office products.Examples include Word, Excel, Outlook, etc.

  • Strong proficiency one of the following software platforms: Bluebeam Revu, Revit, Procore, AutoCAD, ME Project, EnergyPro.

  • Expert organizational skills with an advanced inquisitive mindset.

  • Highly sophisticated math skills.Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.
