HVAC Operator/Mechanic III
Description
The HVAC Operator/Mechanic III provides operational checks of on-line HVAC equipment and preventative maintenance to ensure functionality and reliability of systems. Works on Central Plant equipment, motors, pumps, AHU's, vacuum pumps, compressors and water treatment systems with minimal supervision.
Duties:
Makes repairs to building HVAC systems, rebuilds pumps, replaces shaft bearings, etc.
Performs preventative maintenance procedures to HVAC equipment in accordance to established schedules.
Maintains a clean and safe work environment by sweeping, mopping, painting, etc.
Completes equipment inspection logs, visually monitors operation and status of HVAC systems.
Monitors the building automation systems computer for alarms and trouble calls.
Responds to hot and cold calls from all campus locations, makes adjustments of repairs as required.
Checks to ensure correct water treatment protocol for all cooling tower and closed loop systems and performs related duties as assigned.
Qualifications
Required:
High School Diploma or GED.
At least five years of maintenance and repair experience in an institutional environment (school or hospital).
EPA Certification (Universal) upon hire.
Knowledge and understanding of HVAC Systems operations.
Knowledge and understanding of Hydronic Heating and Cooling Systems.
Knowledge and understanding of Boiler Service and Operations.
Diagnostic of air conditioning units.
Operation and diagnostic of hydronic heating and cooling systems.
Must have excellent customer service skills.
Preferred:
Associate's Degree.
Experience in a facility with a similar HVAC infrastructure.
