Description

Our client is well respected in the real estate industry, dedicated to delivering outstanding service and value to property owners and tenants. They are currently seeking a dynamic and detail-oriented Financial Analyst to join their team and play a pivotal role in optimizing their real estate operations.

Job Description:

As a Financial Analyst for our client, you will be responsible for conducting ad hoc financial reporting related to their real estate portfolio, with a particular focus on vendor spend analysis. Your primary mission is to dissect financial data, identify cost-saving opportunities, and contribute to the overall financial health of our client's real estate assets.

Key Responsibilities:

Vendor Spend Analysis: Evaluate and report on vendor expenditures for our client, ensuring that they are optimizing their vendor relationships and identifying potential cost reductions.

Cost Analysis: Analyze real estate-related costs for our client to determine efficiency and effectiveness. Identify areas where cost savings can be achieved.

Vendor Assessment: Assess the consistency and suitability of vendors for services such as trash removal and utility providers on behalf of our client. Recommend changes if necessary.

Turnover Cost Analysis: Calculate the cost of property turnover, including paint outsourcing versus internal labor costs, to provide our client with insights on cost-effective strategies.

Overtime Analysis: Examine overtime expenses and suggest ways to optimize staff scheduling and reduce overtime costs for our client.

Profit and Loss (P& L) Evaluation: Break down P& L statements for our client's real estate assets into revenue and expense components. Analyze revenue streams and expense categories to identify trends and opportunities for improvement.

Rent Analysis: Evaluate rental income for our client's real estate holdings, analyzing differences between various properties and providing insights into rent optimization strategies.

Ad Hoc Reporting: Prepare ad hoc financial reports as needed to support decision-making by the management team of our client.

Qualifications:

Bachelor's degree in Finance, Accounting, or a related field.

Strong analytical skills with a keen eye for detail.

Proficiency in Microsoft Excel, particularly in data manipulation and concatenation.

Previous experience with real estate finance or related fields is a plus.

Ability to work independently and take ownership of projects.

Excellent communication and interpersonal skills.

Eager, hungry, and committed to delivering results.

Additional Information:

While experience with specific real estate management software is advantageous, proficiency in Excel, data analysis, and financial modeling is of greater importance.

The Financial Analyst will report to the COO.

Requirements - Candidates with Spreadsheet and ERP system experience will be prioritized

  • Strong communication and social skills and able to receive criticism well

  • Experience in problem solving through statistical analysis or with large data sets highly preferable (such as in derivatives, structured finance, or business analytics or in a similarly demanding and analytical role)

  • Able to build and deliver effective presentations to audiences with wide-ranging backgrounds

  • Financial planning & analysis (go-to-market experience ideal)

  • BA/BS degree in finance or a related field

  • Practical knowledge in problem solving through statistical analysis or with large data sets highly preferable (such as in derivatives, structured finance, or business analytics or in a similarly demanding and analytical role)

  • Eager problem-solver who listens for customer cues and actively resolves problems with grace and integrity

  • Budget forecasting experience highly desired

  • Financial Forecast experience

  • Expertise in Commercial Property Management

  • Proficiency in Excel Formulas

  • Ad Hoc Financial Analysis experience

  • Familiarity with Business Intelligence (BI) reporting tools required
