Property Maintenance Worker

Primary Reason Why Classification Exists To perform manual labor and unskilled physical work in the care and cleaning of buildings, facilities, and grounds

Illustrative Examples of Work Cleans and maintains buildings and facilities and performs grounds maintenance work Sweeps, mops, vacuums, assigned areas Removes trash from buildings and surrounding outside areas Cleans windows and glass doors, carpeted areas, and replaces light bulbs Cleans offices, kitchen, floors, walls, lavatories, fixtures, toilets, and refills bathroom supplies; inventories kitchen and linen supplies Maintains and updates MSDS sheets for chemicals and cleaning supplies Performs minor maintenance to buildings and kitchen equipment; reports major repair issues to supervisors for outside contractors on needed repairs Washes outside of facilities with pressure washer machine Prepares facilities for events; cleans up after user groups and department activities; sets up and breaks down facility rooms; meets with clients for set up requirements Performs grounds keeping duties as required Drives truck and delivers mail and picks up supplies Notifies staff of janitorial supply needs and building maintenance repairs May be required to work in other departments on assignment Performs related tasks as required

Knowledge, Skills and Abilities General knowledge of cleaning practices for building, supplies and equipment used Knowledge of basic functions and operations of a computer Some knowledge common hand and specialized power tools used in building maintenance Some knowledge of maintenance and repair of buildings and grounds equipment Basic computer knowledge to prepare floor plans for events as well as email/work order communication among City staff Ability to apply cleaning practices to various City structures Ability to understand and follow oral and written directions Ability to read and write at a 10th grade level Ability to perform heavy manual work for extended periods of time Ability to work independently without close supervision or as a member of a work crew Ability to establish and maintain good working relationships with associates and the public Ability to apply excellent customer service skills regarding details of setting up events for various purposes

Education and Experience Graduation from high school or GED equivalency and some prior custodial and grounds maintenance experience. Prior experience as a semiskilled worker in maintenance and repair of buildings and ground equipment is desired

Physical Requirements This is medium work requiring the exertion of 50 pounds of force occasionally, up to 40 pounds of force frequently, and up to 20 pounds of force constantly to move objects. Work requires climbing, balancing, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, and repetitive motions. Vocal communication is required for express or exchange ideas by means of the spoken word. Hearing is required to perceive and understand information at normal spoken word levels. Visual acuity is required for depth perception, color perception, peripheral vision, preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, use of measuring devices, operation of machines, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities.

Working Conditions An employee in this class is subject to both inside and outside environmental conditions including equipment vibrations, workplace hazards, varying atmospheric conditions, dusts, cleaning fluids and oils, motorized and hand-held equipment, and related maintenance hazards. The worker may also be exposed to blood-borne pathogens and may be required to wear specialized personal protective equipment.
