Duties & Responsibilities:

Oversees one or more assets and supervise general maintenance engineers and technicians. Usually also has specific property maintenance responsibilities, including, but not limited to general maintenance and orderliness of property HVAC, mechanical, electrical, utilities and lighting systems. Including inspections and repairs. Experience level to direct mechanics, technicians, and outside contractors on assigned projects. Controls inventory of parts and equipment. Coordinate all Maintenance related / contractor activities. Ensuring the successful execution of all company safety and environmental policies and procedures. Delivering the highest level of resident satisfaction through responsive, consistent, positive and professional interactions. Working a rotating on call schedule to have 24/7 maintenance coverage.

 

 

Requirements

:

 High school diploma or GED graduate level. Minimum of 7 years of maintenance experience with no certifications or 4 years' experience with EPA 608 Universal required. Approved designations or degree/license/certification(s) in at least one of the following. HVAC, Plumbing, Electrical, Appliance Repair Certification or Carpentry. Demonstrated strong customer service skills. Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry. Ability to diagnose problems and implement repairs. Ability to perform Quality Control on work and repairs completed. Demonstrated ability to train on skill trades. Demonstrated strong written and verbal communication skills. Strong time management skills. Ability to provide guidance and training to fewer senior technicians. Strong customer service skills. Required training for Maintenance Tech III completed within 15 months of hire/promotion date. Valid, state-issued driver's license with a safe driving record is required.
