Position Summary

The Project Manager works within the department of Facilities Planning & Construction. This position reports to the Director of Facilities Planning & Construction and works with design professionals in architectural and engineering fields, the State University Construction Fund ( SUCF ), Office of the State Comptroller, SUNY System Administration, Facilities Services, Planning & Construction and campus customers on the design, construction and administration of campus projects. The Project Manager works closely with the aforementioned individuals and entities to provide the best possible design and construction within time, scope and budget, while minimizing the negative impacts of construction on campus operations. The incumbent in this position is expected to work in a team environment.

Primary responsibilities include, but are not limited to, the following:

Be familiar with and assure compliance with all applicable SUNY procedures, identify project scope of work, solicit consultants for design services, assist in project design reviews of drawings and specifications, assist in the bidding process,managing the construction progress and facilitating the flow of information to and from the construction team and end users.

Required Qualifications

Minimum qualifications:

  • High school degree and a minimum four years experience in project management, construction administration and inspections to include diverse experience in civil, architectural, electrical, mechanical and plumbing construction projects

  • Proficiency in Microsoft Office (Word, Excel)

  • Applicants must possess a valid New York State driver’s license

  • Excellent verbal and written communication skills

    Preferred Qualifications

  • Bachelor’s Degree in an architectural/engineering field and five years experience in project management, construction administration and inspections to include diverse experience in architectural, electrical, mechanical and plumbing construction projects

  • Working proficiency in AutoCAD, Microsoft Project, Assetworks, Google Drive, OneDrive and other collaborative software.

Function 1 – Project Management

  • Develops and/or utilizes schedules, checklists and workflow diagrams to coordinate and track the

activities of a project.

  • Participates in project initiations and develop project scope requirements needed.

  • Assist with preparing Request for Proposals and Request for Qualifications for new projects.

  • Develop project timeline and establishes critical milestones within the project schedule.

  • Record and report on project schedule and work progress.

  • Electronically file all project correspondence to appropriate locations on file server.

  • Interacts with stakeholders and coordinates the activities of the project team to ensure that the project objectives are met.

  • Complete FP&C project closeout checklist, capture project information, assemble documentation and log warranty periods.

Function 2-Design Participation

  • For projects that are assigned, schedule and coordinate design meetings. Coordinate design reviews and collect design review comments from other College and customer units.

  • Attend design meetings, paying attention to issues of College standards, site management and constructability.

  • Review consultant prepared drawings and specifications for conformity with Campus standards and constructability. Lead the project reviews with Facilities Services, SUCF and end users on projects that are assigned.

  • Review consultant’s payment requests for acceptance.

Function 3-Construction Participation

  • Coordinate pre-bid construction meetings.

  • Attend all construction kickoff and progress meetings to review and understand project circumstances and schedule.

  • Visit all construction projects assigned to see that the work is constructed in accordance with the plans and specifications. Take daily construction photographs and complete site observation reports and file them at the appropriate locations on the file server.

  • Observe construction for conformance to contract documents. Report any non-conforming or non- compliant materials or workmanship.

  • Review contractor’s submittals for compliance to construction contract documents.

  • Review construction change orders, provide justification, review cost breakdowns and provide recommendations for approval or denial.

  • Review contactor’s payment requests for acceptance.

  • Participate and prepare project construction punch-list with the Consultant and end users. Follow through with checking off punch-list items that have been completed. Follow through with contractors to expedite completion of punch-list items.

  • Follow up with contractors for acquiring project closeout items such as as-builts, operation and maintenance manuals and training.
