General Summary

This is a working Lead position where the incumbent takes an active hands-on role in the completion of the work. Performs maintenance and repair of the Utilities Control Systems. The UCS consists of direct digital controls for the heating ventilation and air conditioning systems as well as all major utility components like chillers, air handlers, and pumps. Also included is responsibility for Facility Systems Operators in Room 113-8, Central Communications.

Essential Duties and Responsibilities

  • Assures the proper Preventative Maintenance (PM), repair and replacement of Utilities Controls Systems components. Tasks include trouble shooting of direct digital control systems, programming, changing of sensors, and mechanical devices.

  • Rebalances limited sized zones of the air distribution system to accommodate changes in air flow required by changes in the medical mission.

  • Assists in the planning, estimating, and scheduling various Utility Controls System New Construction and Non-Recurring Maintenance Projects.

  • Independently processes Work Requests using the Defense Medical Logistics Standard Support (DMLSS) Facility management computer system.

  • Installs new direct digital controls, sensors, and actuators, as required, for new equipment and to support the constantly changing medical mission. Examples include, new VAV boxes. Repair existing HVAC distribution systems and fixtures to assure safe and reliable operation of the overall systems.

  • Assures continual 24-hour coverage by the Facility System Operators. Coordinates the vacation and holiday schedules to minimize unnecessary overtime, including filling in for vacationing or sick employees from time to time.

  • Assures overall compliance with the TJC Environment of care requirements, particularly in the maintenance of the indoor air quality of the hospital.

  • Initiates material requisitions for all spare parts and expendable materials required for the UCS Section.

  • Must be a team player and committed to working in a quality environment. Must actively participate in the ongoing Quality Control process.

  • Complies with all Company policies and procedures and adheres to company standards.

  • Complies with all BAMC safety, security, and infection control regulations.

  • Participates in facility wide safety related exercises like training fire drills, and disaster drills.

  • Thoroughly documents all PM and repair activities.

  • Willingly performs other miscellaneous job-related duties, as requested.

Knowledge, Experience and Skill Requirements

  • Must have at least 5 years' experience as a Journeyman level Direct Digital Controls Skill.

  • Excellent oral and written communication skills.

  • Possess a broad knowledge of facility operations and maintenance.

  • Experience with a Facility Computerized Maintenance Management System software (CMMS) highly desired.

  • High School Graduate, technical or trade school certificates in related field desired.

Work Environment

  • Must be able to lift 50 lbs., squat, bend, stoop and kneel for short and long periods, climb a ladder, walk or stand for long periods of time, constant arm extensions.

  • Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, but none to the point of being disagreeable. May involve minor safety hazards where likely result would be cuts, bruises, etc.

  • Must be able to pass a local background check and have the ability to obtain and maintain NAC/LAC clearance after hire.
