Job Descriptions:

Job Summary

Assist Lead Maintenance in the completion of make ready maintenance. Responsible for bringing units up to market ready condition in accordance with Price Brothers standards.

Responsibilities & Duties

  • Complete make ready apartment maintenance in accordance with Price Brothers Management policy.

  • Complete assigned work orders and ensure compliance to Price Brothers Management standards.

  • Assist with building and common area maintenance.

  • Assist with Preventative Maintenance Program and maintain property equipment.

  • Perform other job related duties as required.

Tasks Performed (not all inclusive)

  • Inspects vacated apartments and completes make-ready checklists.

  • Inform Senior Maintenance Technician and Property Manager of needed services and repairs.

  • Routinely performs the following duties in order to restore apartment to "market-ready" status:

» Checks all lights and replaces as necessary.

» Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.

» Checks applicable appliances and informs Senior Maintenance Technician of problems.

» Assists in changing or removing appliances from apartment.

» Makes keys when necessary.

» Checks faucets sink plugs and repairs/replaces as necessary.

» Replaces washers when needed.

» Performs exterior repairs to sinks, bathtubs, etc., when warranted.

» Assists with painting when requested.

» Transfers paint from storage areas to apartment units when painting is scheduled.

» Repairs or replaces curtains, mini-blinds, ceiling fans, etc.

» Repairs plaster holes in walls, paints as necessary.

» Inspects bathroom tiles, performs minor repairs/replacements.

» Changes A/C filters.

» Operates carpet cleaning equipment to clean carpets.

  • Lends assistance during trash-out of apartment; e.g., moving heavy/bulky items to dumpster.

  • Replaces vacancy lock (if applicable) on day lock is changed for new resident for move-in.

  • Change out P.O. Box locks when requested (if applicable).

  • Makes new keys when requested.

  • Assists in keeping grounds clean at all times.

  • Assists maintenance when requested.

  • Delivers notices to all apartments.

  • Reports supply needs to Property Manager and/or Senior Maintenance Technician.

  • Performs other tasks as assigned by Property Manager or Senior Maintenance Technician.

Required Experience:

Minimum Qualifications

  • Skills/Abilities and Knowledge

Ability to use tools necessary to make units ready for occupancy per Company standards.

Demonstrate effective communication and interpersonal skills.

Knowledge of general maintenance (i.e., electrical, plumbing, appliances repair, etc.).

Knowledge of building trades.

Knowledge of building codes.

Work well with others and follow orders.

Ability to deal well with people.

Good verbal and written communication skills.

Strong customer service skills.

  • Education (level and type)

High school diploma or GED equivalent.

Vocational/Technical school.

  • Required Work Experience

Minimum number of years: 1 year

In some or all of the following areas:

» General maintenance in property management environment 1 year

  • Certifications and/or Licenses

A valid driver license and any other licenses/certifications required by the state; otherwise, none.

  • Continuing Education Courses

Only those required to maintain city and/or state certification or licensing; otherwise, none.

Working Conditions

  • Position may require a work schedule outside of standard hours, such as rotating work schedule or work schedule other than Monday through Friday.

  • Position may require you to work at other property locations.

  • Position will require the use of a personal vehicle.

  • Must be willing to travel out of state.

  • Duties performed both inside and outside, even in extreme temperatures of below 32 degrees and above 100 degrees.

Physical Demands & Requirements

  • Worker will be required to handle heavy work, involving lifting and carrying weights up to 50 pounds frequently to 100 pounds occasionally.

  • Position may be subject to noise that will cause worker to have to shout to be heard.

  • Worker will be subject to physical hazards such as working closely with moving mechanical parts and extreme heat.

  • Worker may be exposed to atmospheric conditions such as fume, dusts and/or poor ventilation, along with oils and other cutting fluids.

  • Worker will be climbing stairs and/or ladders an average of 14+ times per day often carrying weights exceeding 20 pounds.

  • Position will require stooping, kneeling and crouching an average of 14+ times per day, often carrying items weighing 16 to 50 pounds.

  • Must be able to crawl and work in confined spaces or in stooping positions for extended periods of time.

  • There is some reaching involved, 20+ times per day for items weighing 11 to 50 pounds. Some reaching is for objects above the shoulders. These items may weigh 11 to 15 pounds.

  • Position will require some pushing and pulling of large heavy objects such as appliances, tools, pool vacuums or power sprayers 10+ times per day.

  • Position will require some lifting of heavy items such as tools, vacuum pumps or supply boxes. Worker will be using fine motor skills and grasping small items such as caulk guns, screws, pipes and re-keying locks.

  • Feeling of pipes for temperature changes and damage will also be involved.

  • Worker will check for loose wires.

  • Worker will need to have a good sense of balance.

  • Worker will spend no longer than 1 hour seated. Most of day is spent on the feet.

  • It is recommended that worker wear good, sturdy shoes with cushioned insoles and abdominal (back) supports as required.

  • Must be able to tolerate operating vibrating equipment.

  • Must be able to use power tools with a lot of force for torque.

  • The job requires normal visual acuity, and field of vision, hearing, speaking, color perception, sense of smell, depth perception, and texture perception.
