Housing & Dining Facilities is a work unit within Housing and Dining Services which provides care and stewardship for the 2.5+ million square feet of CSU’s living centers and dining facilities. Position Summary

This position provides a lead role in carrying out assigned tasks in the department HVAC & Controls Shop throughout the campus residence halls, dining centers, and apartment communities. This position is a staff authority responsible for oversight and repair, replacement, and new installation of HVAC /R related components and equipment. This position provides journey level trades work for reactive and planned preventative maintenance.

This position is a fully functioning journey level technician, who is responsible for installing, maintaining, repairing, troubleshooting, calibrating, testing, programming, monitoring, and adjusting of system parameters and components for efficient operation of the following systems:

  • MECHANICAL ; Boilers, chillers, cooling towers, pumps, energy recovery units (ERVs), exhaust fans, roof top units (RTUs), air handlers, make up air systems, and a variety of other HVAC /R equipment.

  • CONTROLS ; Sensors, relays, alarms, actuators, starters, variable frequency drives (VFDs), electronic components, other controls components, and the navigation/utilization of a Building Automation System ( BAS ).

This position coordinates departmental resources within the preventive maintenance work arena to ensure critical building equipment remains functional over the life cycle of the components and system. Functions, prioritizes, and schedules departmental resources to meet service requirements on critical operational equipment.

Required Job Qualifications

  • Ten years of experience in an occupational field related to the work assigned to the position.

  • 5 years minimum must include experience replacing compressors; including evacuation, dehydration, brazing, and charging refrigeration systems.

Preferred Job Qualifications

The ideal candidate will possess the following competencies (e.g., knowledge, skills, abilities, and other personal characteristics) which have been outlined as essential to performing successfully in this position:

  • Advanced BAS and HVAC experience within a school district, commercial campus, or other similar environment.

  • Demonstrated verbal and written communication skills.

  • Experience maintaining, repairing, and trouble-shooting High Efficiency Boilers

  • Experience maintaining, repairing, and trouble-shooting Chillers and Cooling Towers.

  • Experience maintaining, repairing, and trouble-shooting Rooftop Heating and Cooling units.

  • Experience maintaining, programming, repairing, and trouble-shooting a variety of Building Automation Control systems including the end devices it controls.

  • Ability to utilize computers and other electronic mobile devices to manage work orders and communicate with teams, i.e., cell phones and computers.

Essential Duties

Duty/Responsibility

  • Service and maintain HVAC and refrigeration equipment including large/small HVAC supply and return air handling units, unit heaters, fan coil units, fluid handling pumps, air compressors, control air dehydration and filtering systems, forced air heating/cooling units, boilers, exhaust systems, piping systems, other mechanical devices, and related electronic interfaces.

  • Install, maintain, program, repair, and troubleshoot a variety of Building Automation Controls and other specialized equipment for electronic monitoring, network communication, measuring and overall operation of building automation system controllers, extension modules, network automation engines and a variety of diverse types of controls hardware across multiple operating system platforms from different manufactures and protocols.

  • Perform programing adjustments, calibrations, and monitor system updates by utilizing a variety of proprietary software platforms for Building Automation and Energy Management systems such as Innotech, Metasys, Samsung, Daikin, and Carrier as well as equipment specific, and integrated local controls, for proper equipment operation and preventive maintenance schedules.

  • Create, utilize and/or adjust many variations of controls programming concepts and tools such as flow diagrams, ladder logic, integrated configurations, calendars, time delays, PID loops, comparators, digital and analog user variables, logic calculation, switches, input, and output blocks, etc. to initiate, maintain and monitor event procedures for equipment operation. Organize this programming to operate automatically under various conditions and/or seasons.

  • Monitor, adjust, and oversee Building Automation alarm systems and notifications distribution.

  • Install control and monitoring points and coordinate between field devices and automation software. Install low voltage wiring as needed and program, as necessary.

  • Utilize a variety of hand tools, power tools, electronic and mechanical measuring devices, and other specialized equipment in the performance of assigned tasks.

  • This position is required to access a variety of spaces not limited to; basements, tunnels, crawl spaces, attics, chases, and roofs using stairs, ladders, lifts, scaffolds, and other means to service or inspect equipment.

  • Provides after-hours response support.

  • Perform and document equipment-programing modifications, alarm programing modifications, inspections, equipment meter readings, test results, and work completed.

  • Prioritize future work necessary and prepare schedules for preventive maintenance using a variety of computer programs including, but not limited to, maintenance work order inventory and ordering software, Excel, Work, etc.

  • Input data when new equipment is installed and delete information of obsolete equipment.

  • Coordinate and assist the work of university approved subcontractors to provide BAS and mechanical related services when outsource contracting is necessary due to expertise, schedule conflicts, or internal labor shortages.

  • Prepare basic one-line plans and specifications, help coordinate documented quotes, and follow projects to completion.

  • Troubleshoot hydronic heating, steam distribution, and condensate systems throughout HDS buildings and kitchens.

  • Maintain an adequate inventory of critical parts for equipment. Request replacement parts using information from equipment cut sheets, blueprints, trade manuals and catalogs. Provides written documentation of parts shortages and work in progress to supervisor.

  • Move, transport, stock materials and tools necessary for the completion of tasks.

  • Maintain tools, vehicles, equipment, and materials professionally to promote safe and efficient task completion.

  • Respond to component changes and mechanical tasks.

  • Learn, apply, and demonstrate how to enter personal living space with an awareness/enforcement of privacy and discretion for residents and guests, dealing with living habits, state of undress, shyness, etc.

  • Develop awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire alarms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, un-propping EXIT doors, etc.)

  • Have appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support.

  • Clean-up after construction projects

  • Use Personal Protective Equipment and safety procedures for the above tasks.

  • Other duties as assigned.
