Cape Associates, Inc. Senior Project Manager (SPM) in Eastham, Massachusetts

Responsibilities:

  • Assist the team through the pre-construction process which includes in-house estimating takeoffs and developing subcontractor and vendor bid packages, permitting, project start up and mobilization.

  • Must be able to produce a comprehensive project estimate of any size, independently, including all labor, materials, and subcontractor costs required for successful project completion.

  • Organize project start up documents for the jobsite, including contract estimates, plans, schedules, in-house bid guides for the trade’s teams.

  • Set up and help prepare progress invoicing, change orders, budget tracking, and schedules for clients.

  • Manage and level multiple subcontractors/vendors bids for active jobs for review.

  • Track subcontractor progress billings against awarded contracts and field any questions from subcontractors about payments.

  • Estimate and help track multiple potential change orders for client’s approval.

  • Update project schedules based on feedback from team and job site progress.

  • Prepare and organize for onsite/offsite client meetings.

  • Assist in streamlining the project closeout process, punch lists, owner’s manuals, owner’s education and subcontractor introduction of systems and maintenance.

  • SPM is expected to achieve annual sales goals set by company leadership on an annual basis. Project assignments may range from Provincetown to Plymouth.

  • SPM is required to develop new business and continually cultivate those relationships.

  • Projects pursued and sold should range from $30K (including ‘Services’ type jobs) to in excess of $3M.

  • Manage projects of any size that are sold by others and handed off to you and work with existing budgets.

  • Nurture and develop relationships with clients, architects and engineers as well as continually expand your own professional network, including onboarding new subcontractors.

  • Ability to effectively communicate and collaborate with subcontractors who may not speak English as their primary language.

  • Cultivate relationships with local building officials and inspectors.

  • Manage multiple simultaneous projects from $30K to $3+M dollars in construction volume each.

  • Prepare and send regular billings for customers for the projects you are overseeing.

  • Prepare timely reports to senior management – cost reports, updated budgets, updated project schedules, contracts, change orders, etc.

  • Assist company leadership with project staffing projections, staff oversight and staff development. Assist with interviewing prospective employees and conduct employee reviews for current employees.

  • Offer support, feedback, and constructive insights to employees to foster development and performance improvement.

  • Help refine and cultivate best practices.

  • Provide support to other Cape Associates Divisions, such as Property Management- Residential & Commercial.

  • Raise awareness of the Cape Associates brand through professional interactions.

  • Project management goal for first full year is $3.5M (work in place during that period). Sales goals: $1.5M in 2025; $3.5M in 2026.

    Requirements:

  • Must have a Construction Supervisor License (CSL).

  • 5 plus years of prior Project Management experience.

  • Must have strong communication skills, verbally and written.

  • Must be highly organized, have a keen sense of construction details and a passion for building projects.

  • Must be able to use computer, iPad, and iPhone.

  • Knowledge and fluent use of the following software programs: Microsoft Outlook, Word, Excel, Adobe Reader (including editing PDF documents) and willing to learn our construction accounting software and client database software (BuilderTrend, Foundation, and Exaktime).

  • This role may need to attend occasional weekend meetings and handle off hour communications.

    Physical Requirements:

  • This is largely a sitting role; however, some standing, and movement is required. This includes the ability to lift files, open filing cabinets and bend or stand, as necessary. Occasionally, heavy lifting up to 50 pounds may occur when materials need to be picked up and transported.

    Salary Range:

  • $110,000-$140,000 per year.
