The Director of Pre-Construction will analyze blueprints, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for products, projects, and/or services while applying knowledge of specialized methodologies, techniques, principles, and processes. This role will utilize all available resources to perform each estimate, Letter of Intent, and Subcontract as required to execute each project assigned and as agreed to with the responsible Vice President/President. The ideal candidate will be capable of working with minimal oversight and willing to follow internal direction and adhere to construction industry standards closely while managing a small staff also supporting the pre-construction activities. Estimating Manage and Prepare cost estimates ranging in size from $50,000-$200M. Analyzes blueprints and other documentation to prepare time, cost, materials, and labor estimates. Assesses cost effectiveness of projects and tracks actual costs relative to bids as the project develops. Conducts special studies to develop and establish standard hour and related cost data or to effect cost reduction. Confers with management, contractors, and subcontractors on changes and adjustments to cost estimates. Consults with engineers, clients, vendors, and construction foremen to discuss and formulate estimates and resolve issues. Work with the purchasing department or directly with vendors to obtain material and subcontractor pricing. Reviews material and labor requirements and prepares itemized lists and Bills of Material. Computes cost factors and prepares estimates used for management purposes, such as planning, organizing, and scheduling work, preparing bids, selecting vendors or subcontractors, and determining cost effectiveness. Estimates to be prepared using estimating software such as InEight, MS Excel, and MS Project. Conduct estimate reviews with management using reports from estimating software and MS Excel. Maintain and update part numbers, material libraries, and resource libraries in estimating software. May specialize according to particular service performed, type or product manufactured, or phase of work involved, such as tools and fixture costs, production costs, construction costs, or material costs. Participates in weekly Management staff meetings. Visits project sites prior to bid and during construction. Issues Letter of Intent upon award of contracts. Conducts "Buy Outs" of all successful pursuits chosen by Vice President/President. Develops long-term plans and programs to evaluate work accomplishments. Develops Scope of Work exhibits and Statement of Work exhibits for subcontracts. Performs other incidental and related duties as required and assigned. Reporting Perform job related reporting requirements per contract and S&K corporate policies and practices. Provide daily production data to or for supervisors as requested. Perform accurate timecard updates daily and sign timecards weekly as required to support reporting and payroll activities.
