Job Description
Americas Real Estate Services (ARES), the internal corporate real estate department of AECOM, leads transaction management and reporting, lease administration, construction and project management, workplace and facilities management, and general real estate processes and policies reporting into the Vice President, Head of Real Estate and Facilities. AECOM is looking for a dynamic Portfolio/Transaction Management leader to oversee its portfolio/transaction management for approximately 2.5M square feet of leased office space. Managing a team of Real Estate Managers, Transaction Coordinators, and Lease Administration, the Director of Americas Real Estate Portfolio/Transaction Management will have responsibility across all phases of transaction management. Through collaboration with internal stakeholders and external service providers, the role will be responsible for developing and managing the pipeline in alignment with critical date driven portfolio strategies.
This position will offer flexibility for hybrid work schedules to include a combination of both in-office presence and telecommute/virtual work and can be based from a variety of major metro locations in the US and Canada.
Responsibilities include, but are not limited to, the following:
Oversees a team of internal/external transaction managers; provides direction and monitors all transactions within a 24-month pipeline.
Assess all transactions in a 24-month pipeline that involve risk.
Manages and works with Global strategy on the overall portfolio strategy.
Works and manages external service providers on key dispositions.
Ensures the process and policies are followed and updated as needed.
Develop an internal playbook for transaction management.
Ensures the internal team is following design guidelines and creating transactional strategies that support space reductions.
Manages client expectations and balances the needs of the company and clients to ensure satisfaction for both.
Establishes, monitors, and reports program Key Performance Indicators (KPIs), service standards, and service goals
Assists in the development of the annual roadmap and capital plan.
Generates and delivers presentations to large groups of key decision makers at the executive level; communicate GRES vision and purpose, encourage contribution and support from others.
Qualifications
Minimum Requirements
Bachelor’s degree plus 12 years of related commercial/corporate real estate experience or demonstrated equivalency of experience and/or education including 4 years of leadership experience.
Considerable experience in corporate real estate, including strategy development, portfolio management, office leasing, and transaction management.
Proven track record in managing diverse real estate portfolios (commercial, industrial, retail, etc.).
Familiarity with financial modeling, budgeting, and forecasting for real estate assets.
Ability to travel approx. 20% or less
Preferred Qualifications
Experience includes client relationship management
Master’s degree (MBA or MS in Real Estate) may be preferred, especially for larger portfolios.
Strong knowledge of real estate market trends, valuation methods, and investment strategies.
Proficiency in financial analysis tools (Excel, Argus, Yardi, MRI, or similar software).
Excellent negotiation skills for leases, contracts, and vendor agreements.
Strategic mindset for portfolio optimization and risk management.
Ability to develop and execute long-term real estate strategies aligned with business goals.
Experience managing internal and external staff
Real Estate or Finance degree
Commercial real estate license
Experience working in a matrixed environment
Office brokerage experience
Experience with similarly large, complex organizations
Membership in CoreNet Global or other relevant professional associations
Experience with Canadian and/or LATAM markets

Offered compensation will be based on location and individual qualifications. The expected range is $160,000.00 - $190,000.00.
