Delta Housing Authority LIHTC Technician in Delta, Colorado

POSITION: Low Income Housing Tax Credit Technician

DUTIES: Under the direction of the Housing Operations Manager, the work involves: timely and accurate completion of application, certification, and recertification processes, and assisting the Housing Operations Manager with day-to-day property management tasks.

REQUIREMENTS: High school diploma or GED required, two (2) year college degree preferred with two (2) years of progressively responsible experience in management or in an administrative capacity in property management or low-income housing, or an equivalent combination of experience and education. Valid Colorado driver's license required

OTHER REQUIREMENTS: The following Certifications must be obtained within one (1) year of employment or other allowable period of hire as authorized by the Executive Director or his/her designee: Low Income Housing Tax Credit Certification Fair Housing

PREFERRED SKILLS: Knowledge of HUD and IRS rules and regulations that apply to Low-Income Housing Tax Credit (LIHTC) Programs. Basic knowledge of building maintenance, fire prevention, and liability reduction principles. Knowledge of mathematics and general accounting procedures sufficient to perform calculation required for summarizing rent collections, making deposits, rent adjustments, and assisting the Housing Operations Manager in preparation of the annual operating budget and long-term budgets. Ability to maintain required records such as resident files, vacancy reports, etc. Ability to procure goods and services in accordance with Agency procurement procedures and in keeping with the approved operating budget for the property. Ability to read and interpret policies and guidelines in order to make sound decisions. Ability to prepare clear, concise reports and make appropriate recommendations within scope of responsibility. Ability to operate appropriate Agency computer equipment and software packages; must be able to become proficient in TENMAST operations within three (3) months of date of hire. Ability to communicate clearly and concisely, both orally and in writing. Ability to communicate on the level of the listener, recognizing when information has been misunderstood, and the ability to rectify any misunderstanding as needed. Skilled in analyzing situations in order to identify problems and offer possible solutions.

WAGE: Pay rate $19.46- $28.57/hr

SHIFTS: Full time, Monday Friday, 8am 5pm

JOB SITE: Delta, CO
