Phillips Edison & Company Ltd. Senior Transactions Analyst (Financial Modeling & Analysis) in Cincinnati, Ohio
The Senior Transactions Analyst is responsible for supporting one of the country's most active Acquisition teams with financial underwriting and analysis of prospective commercial real estate investments nationwide. This role will require experience with financial modeling and analysis.
Essential Duties and Responsibilities:
- - Develop underwriting models and market assumptions for analysis of acquisitions both prior to contract and during due diligence.

``` - - Prepare detailed analyses for properties in the pipeline including analysis of operating and financial statements, tenant financial health, leases, property taxes, and insurance.

``` - - Manage underwriting workflow of each project from the initial underwriting through letter of intent, contract stage, due diligence, and closing.

``` - - Work closely with Acquisition Officers, Research team and Portfolio/Asset Management team throughout the acquisition process.

``` - - On-going development and refinement of best practices for underwriting, analyzing, and presenting deals.

``` - - Support Acquisitions and Portfolio Management with ad hoc financial analysis as requested.

``` - - Assist the Transactions Associates in their performance of due diligence on prospective acquisitions, including on-site inspections, tenant interviews, and market research.

``` - - Work with the Investment Management team to develop and implement new underwriting models for potential partnerships.

``` - - Maintain ownership of the teams underwriting models, including ongoing updates, new implementations, troubleshooting, training other team members, and more.

``` - - Occasionally perform due diligence on accretive outparcel acquisition opportunities, including taking ownership of the transactional process from start to finish.
Education / Experience Requirements:
- - Bachelors degree in Finance, Economics, Real Estate, or related field strongly preferred. Advanced degree a plus.

``` - - 3 years of experience in financial modeling and analysis required. Prior experience with commercial real estate valuation is a plus.

``` - - MS Office experience including a high proficiency with Excel required; experience with Argus Enterprise required.

``` - - This position will have a high level of exposure in the organization so strong verbal and written communication skills will be required.

``` - - The ability to effectively take the lead on complex underwriting projects while managing a variety of ad hoc tasks and assisting junior analysts where needed.
