The Role

A Manager, Network ROW will lead a team whose responsibilities include acquiring and managing right of way agreements for various projects to support the company’s fiber optic network across North America. A manager, network ROW will be an integral part of the team and will be the subject matter expert and part of a large program to support growth. This position involves reporting and presentation to upper management as well as building and maintaining cross organizational relationships.

The Main Responsibilities

  • Build and/or manage a team to support Right of Way Contract Acquisition and Management

  • Provide leadership and support the development of a team

  • Partner with other teams to support a large initiative of the company

  • Build and maintain key relationships with our vendors

  • Review and execute agreements to support underlying rights for the company

  • Coordinate with project managers, engineers, surveyors, attorneys, and other team members to ensure the timely and accurate completion of right of way agreements.

  • Monitor and manage the status and performance of right of way agreements, including payments, renewals, amendments, terminations, and disputes.

  • Ownership of the right of way database and records, ensuring compliance with the company policies and procedures.

  • Prepare and present reports and summaries of right of way activities and issues to upper management and clients.

  • Ensure document turnover packages are in compliance with the company’s policies and procedures

  • Main point of contact for the organization to support underlying rights providers and respective agreements.

  • Negotiate high profile contracts with direct communication with upper management.

What We Look For in a Candidate

  • Bachelor's degree

  • Preferably in business, law, real estate, engineering, financial management or related field.

  • Preferably a Master’s degree

  • Or minimum of 5+ years of relevant job experience in contract management, right of way acquisition, land administration, or people management.

  • Preferably in telecom, outside plant design, construction, or network planning

  • Experience leading teams

  • Expert knowledge of the principles and practices of right of way acquisition & management, including legal, regulatory, and environmental aspects.

  • Very strong leadership, negotiation, communication, and interpersonal skills.

  • Must be able to work independently and collaboratively in a fast-paced and dynamic environment.

  • Must be able to create and present material to upper management.

  • High proficiency in Microsoft Office and right of way software applications.

Compensation

The starting salary for this role differs based on the employee's primary work location. Employees typically do not start at the top of the range, though compensation depends on each individual's qualifications.

Location Based Pay Ranges

$94420 - $125890 in these states: AR, ID, KY, LA, ME, MS, NE, SC, and SD.

$99390 - $132510 in these states: AZ, AL, FL, GA, IN, IA, KS, MO, MT, NM, ND, OH, OK, PA, TN, UT, VT, WV, WI, and WY.

$104360 - $139140 in these states: CO, HI, MI, MN, NV, NH, NC, OR, and RI.

$109330 - $145770 in these states: AK, CA, CT, DE, DC, IL, MD, MA, NJ, NY, TX, VA, and WA.

As with the pay range variety that's based on the region of a country, specific offers are determined by various factors such as experience, education, skills, certifications and other business needs.

This information reflects the anticipated base salary range for this position based on current national data. Minimums and maximums may vary based on location. Individual pay is based on skills, experience and other relevant factors.

This position is eligible for either short-term incentives or sales compensation. Director and VP positions also are eligible for long-term incentive.
