About the Role:
As a CBRE Business Development Manager, you will be responsible for developing and closing new business opportunities within target market sectors while providing quality service.
This job is part of the Sales function. They are responsible for the design of sales solutions that are presented and sold to potential, new and existing clients.
What You’ll Do:
Manages and leads the overall financial modeling of multi-million dollar real estate outsourcing pursuits, including org modeling, labor estimates, overhead, operating expense budgeting, fee analysis, benchmarking, and other financial analytics. Interacts with clients through participation in introductory meetings pitches and contract negotiations. Drives the client relationship and business development activities of the company across the region.
• Develop and build long-term, professional customer relationships with existing, new, and potential clients. Maintain relationships and after-sales support to build confidence in line with the agreed business strategy.
• Coordinate sales activity throughout the sales process including qualification, discovery, proposal, pricing presentation, and negotiation.
• Evaluate industry and business trends and evaluate performance and respond with necessary business change.
• Identify and build a sales pipeline. Explore both existing and new target markets.
• Develop and deliver exceptional sales and tender documents and presentations.
• Maintain records and relevant contract documents in support of tenders and re-bids for the business.
• Stay up to date with industry developments, maintaining awareness of competitor activity and market trends.
• Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions.
• Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function.
• Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement.
• Impact a range of customer, operational, project, or service activities within own team and other related teams.
• Work within broad guidelines and policies.
• Explain difficult or sensitive information.

Bachelor's degree (BA/BS) from a 4-year college or university is required. MBA preferred.
Minimum of 5 years of related experience and/or training with a background in finance, consulting, or analytics preferred.
Experience must include a minimum of 2 years in commercial real estate developing outsourcing solutions, pricing, and org development models.
Real Estate license preferred.
COMMUNICATION SKILLS
Excellent written and verbal communication skills. Strong organizational and analytical skills.
Ability to prepare analytics and reports in a pre-designed style and format. Ability to effectively
and efficiently respond to inquiries from clients, co-workers, supervisors, and/or management.
Ability to effectively present information.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles. Reviews complex
financial/business analyses and reports prepared by subordinates. Ability to analyze the most
complex business/financial data and develop innovative solutions. Develops and implements
financial policies and procedures. Approves and oversees the departmental budget.
OTHER SKILLS and/or ABILITIES
Technically savvy with solid experience in Microsoft Office (PowerPoint, Excel, Word) and Outlook.
Advanced Excel skills preferred. Experience working with large data sets and deciphering
multiple types of RFP models is preferred.
