PURPOSE OF THE POSITION:

This Analyst Property Tax will ensure that property tax payments are processed accurately and on time, and provide technical assistance to the Property Tax team. The successful candidate will coordinate, verify, and monitor property tax assessments, bills and recharges/rebills (where applicable) for property taxes, and coordinate and verify inputs into the Landat tax payment management system. The successful candidate will communicate with internal and external contacts regarding property tax payments and property tax assessments to ensure accuracy of information and minimize CPKC’s property tax exposure.

POSITION ACCOUNTABILITIES:

  • Work with other Property Tax team members to coordinate, process, verify, record and monitor accurate and timely property tax payments (approximately 6,000 tax bills to process in Canada) to minimize late payment penalties and interest

  • Prepare comprehensive right of way inventory, track class and tonnage report to provincial and other assessment authorities for annual assessment values

  • Review assessment rolls calculating statutory rates and adjustment factors for right of way and railway land ensuring CPKC’s property is accurately assessed and classified in accordance with Provincial and other (e.g. municipal and local) Assessment Regulations

  • Assist the team in the preparation of appeals and in the investigation of inaccurate assessments through oral or written communication with internal contacts and external tax authorities to verify information

  • Provide input and assists team in the preparation of the Property Tax budget. Monitors and reports monthly variances, annual accruals, reviews allocation of payments, lease rebillings, refunds and sale or acquisition adjustments in SAP and Landat

  • Assist the team in the preparation of tax estimates and adjustments to internal stakeholders (Real Estate, Regulatory) and assessment authorities of sales or acquisitions

  • Assist the team in reviewing and analyzing Joint Section Agreement/ Short line Agreement (where applicable) payments to ensure CPKC is accurately invoiced. Compiles and calculates tax information, rebilling users for their share of taxes as per Joint Section Agreements.

  • Assist the team in providing details for reporting for accounting purposes

  • Organize retention of tax bills, assessments, reports and other documents related to property taxes

    POSITION REQUIREMENTS:

  • College diploma or undergraduate degree (general BA or business related program) or equivalent experience

  • Experience with the following considered an asset

  • Knowledge of tax authorities and municipal assessment processes

  • Experience with SAP and Landat
