BURNET - CITY OF Building Inspector in Burnet, Texas

Job Description:

This is a responsible, technical, non-supervisory position. Primary responsibilities include the enforcement, interpretation, and application of building, zoning, and other city ordinances for residential and commercial development. Duties include inspecting buildings and other structures during construction and remodeling projects to ensure work is completed in compliance with all applicable codes, standards and regulations; provides information to developers, builders, contractors, and the general public about building standards and codes; performs a variety of technical tasks relative to assigned area of responsibility. Additionally responsible for the sale of cemetery plots, marking of grave sites and general record keeping duties to include the issuance of deeds for cemetery plots purchased and their recordation.

Job Responsibilities/Duties:
  • Inspect various commercial and residential structures during various stages of construction and remodeling to ensure compliance with applicable codes, ordinances and regulations including:
  • plumbing
  • HVAC
  • Foundation
  • Roofing
  • Electrical
  • Framing
  • OSSF (where applicable)
  • Issue notices of violations and stop work orders as required.
  • Performs follow-up inspections.
  • Reviews construction and site plans to ensure compliance with adopted building codes and zoning requirements.
  • Issues permits for buildings, plumbing, heating and air conditioning, and electrical construction (new and remodeled); and other projects requiring permits.
  • Prepares inspection and various other reports;
  • Performs such other duties as may be assigned.
  • Conducts utility service connections for both residential and commercial services.
  • Reviews OSSF applications for compliance with adopted codes and either approves or denies application.
Minimum Requirements, Certificates and Licenses:
  • High school diploma/Equivalent
  • Minimum of two years experience as a building inspector preferred or 2-5 years experience as a construction foreman or competent knowledge of current construction techniques.

OR

  • Any equivalent combination of experience and training which provides the required knowledge, skills, and abilities and satisfies state statutes.
  • Valid Texas motor vehicle operator's license.
  • Current State of Texas plumbing inspectors license
  • Ability to obtain and maintain a certification as either a residential and commercial building inspector
  • Certification as a Designated Representative for On-Site Sewage Facility by the International Code Council, TCEQ or similar organization within 12 months of employment.

Knowledge, Skills and Abilities:

  • Specialized training in construction trades, building inspection, or a related field preferred.
  • Sufficient technical knowledge to conduct inspections of building construction, plumbing, electrical, framing, foundation, and heating and air conditioning systems;
  • Ability to read detailed plans to determine compliance with City requirements;
  • Knowledge of or demonstrated ability to learn specific City zoning and subdivision requirements;
  • Knowledge of or demonstrated ability to learn specific City building code requirements;
  • Ability to detect potential safety hazards upon visual inspection of buildings; and
  • Ability to establish and maintain effective working relationships with all other City departments, City officials, other officials in the public and private sectors, and the general public.

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, feel or operate objects, tools, or controls and reach with hands and arms. The employee frequently is required to drive, stand, walk and talk or hear. The employee is regularly required to sit; climb or balance; stoop, kneel, crouch, or crawl; and smell. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee regularly works both indoors and outdoors in outside weather conditions. The employee regularly works near moving mechanical parts and is frequently exposed to wet and/or humid conditions and vibration. The employee occasionally works in high, precarious places and is occasionally exposed to fumes or airborne particles, chemicals, and risk of electrical shock. The noise level is the work environment is moderate.
