Summary:
The role of RMS Maintenance Technician is responsible for the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. The Maintenance Technician will coordinate and complete all requested work, assign priorities, and follow up on completion.
Classification:
Non-exempt (overtime eligible); Non-Union
Essential functions/Responsibilities: duties include but are not limited to the following
Perform basic repairs and adjustments (i.e. carpentry work, painting, plastering, flooring work, demolition of walls, electrical, etc.)
Work closely with Property Manager/ Superintendent to help coordinate tasks
Coordinate with tenants to set times to access apartments to make repairs
Efficiently manage incoming service requests
Repair of walkways and exteriors
Track time and log activities/work completed for each job
Complete renovation projects as needed
Perform high-quality work with attention to detail
On-call to respond to tenant requests and issues
Requirements:
Minimum 2 years’ experience with a successful track record as maintenance tech/handyman
High School diploma or GED preferred
Thorough understanding of safety hazards and proper use of personal protective equipment
Experienced and knowledgeable in construction and maintenance
Able to handle a wide variety of repairs (including painting, carpentry, plumbing, electrical, etc.)
Good at troubleshooting and problem solving
Must possess strong customer service skills to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings
Able to work a flexible schedule and willing to travel
Owning all tools needed for general handyman tasks is a plus
Due to physical nature of certain required tasks, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time
