Description
Comunilife Inc.is looking for an experiencedDirector of Facilitiesfor its congregate residential programs. The Director of Facilities will report to the Deputy Chief Operating Officer and will be responsible for supervising the Assistant Directors of Facilities and the Facility Services Coordinator. In most locations,direct on-site maintenance staff will report to the Property Manager (Real Estate Department) or Program Director (Programs Department). The Facilities Department provides critical support, expertise, coordination, and supervision. The Director of Facilities will be responsible for effectively coordinating theoperations and longer term needs for all of Comunilife’s owned, operated and leased facilities including Apartment buildings, community residences, Safe Havens, Life is Precious (LIP) program sites, and all office locations (“Facilities”). They will coordinate with other departments as required including RealEstate, Programs, and Procurement.This position is eligible for a generous benefit package including health insurance, dental, vision, dependent care, paid time off including 4 weeks of vacation starting in the first year, 401(k), tuition assistance program and more.
Essential Duties:
Oversee the maintenance and repairs of Comunilife Facilities.
Participate in medium and longer term maintenance, repair and capital planning for Facilities.
Ensure that Facilities adhere to all applicable New York State and New York City laws, codes, and ordinances
Ensure that repairs identified by staff, vendors, inspection agencies, including those that may have resulted in a violation, are tracked and completed.
Develop and supervise systems for tracking and complying with Violations in a timely manner.
Represent Comunilife and/or work closely with third-party expediters in preparing corrective action plans for hearings (ECB/DOB) resulting from violations.
Supervise facilities team members including Assistant Facilities Directors and Facilities Services Coordinator.
Train facilities team members to meet performance and safety standards.
Solicit and manage vendors and resources, including writing scopes of work and Requests for Proposals, estimates on equipment, labor, materials, and other related costs. Coordinate with Procurement Department to award work to qualified vendors.
Ensure that critical contracts and contractors are in place and available. Monitor performance of essential contractors, including maintenance and emergency response for Elevator, HVAC, and Fire Safety, and incident response (Fire, flooding...).
Schedule site maintenance and preventative inspections with facilities team.
Schedule and manage larger scale vendor repairs and installation projects.
Maintain organizational compliance with all OSHA and City and State agencies regulations and safety Initiatives, including annual inspections of the elevators, boilers.
Assists in developing inventory requirements and specifications as well as with receiving and inventory function as directed.
Must respond 24/7 to facility emergencies. Ability to work flexible hours, including weekends and holidays when necessary.
Qualifications
Education and Experience:
Minimum of 7 years of progressive experience and responsibility in a facility maintenance field, 5 of which were in a supervisory position directing a multi-functional maintenance staff at multiple sites. Degree with technical training in Plant Maintenance, Facility Management or equivalent is desiredWorking knowledge of Boilers, HVAC and PTAC, Generators, and other facility equipment.
