Facilities Superintendent

POSITION DESCRIPTION: The purpose of this position is to plan, organize, and direct operations of the Facilities Division of General Services, overseeing HVAC, facility maintenance, custodial and warehouse crews as well as construction of city facilities.

  • Plans, organizes, and directs maintenance activities by preparing estimates, schedules, and plans
  • Develops and implements staff schedules
  • Monitors the progress of projects
  • Supervises and evaluates assigned staff; directs work, trains, counsels, disciplines, handles employee concerns and problems, and completes employee performance appraisals
  • Inspects job sites and work in progress; provides direction to contractors or employees
  • Performs administrative duties such as capital improvement suggestions, timekeeping and payroll, records creation, and maintenance
  • Prepares bid documents, interacts with vendors, and solicits information and competitive prices
  • Prepares purchase requisitions; procures materials, equipment, and supplies; and investigates billing discrepancies
  • Responds to requests for information; attends meetings and represents the division as needed
  • Investigates complaints, hazards and/or accident reports
  • Responds to emergency breakdowns of building or maintenance equipment
  • Performs other related duties as required

MINIMUM TRAINING AND EXPERIENCE High school diploma or GED, supplemented by technical school or college training for building and mechanical systems with five (5) to five (7) seven years of building and trades experience, preferably within a local government; or any equivalent combination of education, training and experience which provides the requisite knowledge, skills, and abilities for this position.

  • Must possess a valid driver's license.
  • Ability to plan, coordinate, schedule, direct, and motivate the work of staff
  • Knowledge and proficiency in the use of computers, Microsoft Office features and other basic software
  • Ability to communicate effectively, both orally and in writing
  • Ability to analyze data and information using established criteria, to define consequences and to consider and select alternatives.

    • Ability to assemble, copy, record and transcribe data.

  • Ability to apply situational reasoning ability by exercising judgment, decisiveness and creativity in situations involving the evaluation of information against measurable criteria
  • Ability to establish and maintain effective working relationships with City and State officials, private sector executives and business representatives, and the general public
  • Excellent work history and attendance record
