General Statement

University Student Housing (https://www.montana.edu/housing/) manages the 11 residence halls and 600 apartment units that are the home of 5800 residents/tenants and families while they attend MSU . The Housing Custodial Team provides cleaning and maintenance services in and around the residence halls, apartments, and associated areas. The primary emphasis is on cleaning the public areas which include restrooms, carpeted and hard-surface floor care, trash removal, room set-ups and other related duties.

Duties and Responsibilities

The Custodial Supervisor II for University Student Housing ensures the on-site supervision and coordination of custodial activities for the housing buildings and associated areas. This working manager position has duties including:

  • Actively supervises the custodial crew including 2 Supervisor Is, 6 Lead Custodians, 40 Custodian Is, 12-20 weekend student custodians, and 30+ temporary employees during the summer conference season (hiring, training, performance evaluation, payroll, etc.)

  • Ensures excellent customer service to building patrons and occupants.

  • Ensures safety and security of building patrons and staff.

  • Oversees the operational activities of the custodial staff to ensure assignments are completed in a safe, effective, and efficient manner.

  • Provides and schedules ongoing professional development and training opportunities for the custodial team on equipment, industry standards, team development, and other topics as they arise.

  • Working knowledge of all equipment and infrastructure necessary to clean and maintain housing facilities and associated areas.

  • Maintains chemical and equipment inventory control and makes purchases as necessary.

  • Oversees and maintains departmental standard operating procedures and conducts regular quality inspections.

  • Performs regular inspections of grounds and facilities to determine cleaning needs and repairs; and to ensure the safety of tenants/residents and visitors.

  • Assists with abandon property process and follow up.

  • Researches industry innovations and forecasts needs of facilities and users.

  • Troubleshoots and solves building/facility issues.

  • Oversees all pest control efforts.

  • Works as part of the management team on short and long range planning.

  • Performs a variety of administrative tasks in support of the department.

  • Oversees the custodial over-time call out list and acts as the “custodian on call” as needed.

  • And actively participates as part of the team while performing other duties in support of the department’s mission.

    Required Qualifications – Experience, Education, Knowledge & Skills

  • Substantial experience supervising custodial and/or light maintenance activities in a commercial, institutional, high density housing, or similar setting or an equivalent combination of relevant education and experience.

  • Demonstrated experience managing a diverse group of personnel including full and part-time, temporary, and/or college aged employees.

  • Proficient experience using computers and various software packages.

  • Demonstrated knowledge of safety procedures utilized while conducting custodial work.

  • Extensive customer service experience dealing effectively and diplomatically with a variety of people.

    Preferred Qualifications – Experience, Education, Knowledge & Skills

  • Certifications/Classes related to custodial, sanitation, building maintenance etc.

  • Experience with inventory control.

  • Experience enforcing building and security regulations.

  • Must possess currently or be eligible to obtain a valid State of Montana Driver’s license and have an acceptable driving record (less than 12 points). Do NOT send a copy of the driver’s license. If the successful candidate possesses a valid out of state driver’s license, candidate must obtain a valid Montana driver’s license within 60 days.

  • Occasionally work evenings, weekends, long hours, consecutive days during busy periods, and occasional holidays as the school and event schedule demands.

  • Will manage the custodial over-time call out list and occasionally be in after hours response status for immediate situations as needed.

  • Occasionally work outside and in inclement weather.

    Physical Demands

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations. The requirements listed above are representative of the knowledge, skill, and/or ability required.

Required to wear safety gear as needed.

  • Regular exposure to cleaning solutions.

  • Routinely transport and place items weighing up to 50+ lbs, and occasionally up to 100lbs.

  • Move about or traverse grounds and facilities for long periods of time.

  • Occasionally perform cleaning duties; grip handles on cleaning equipment; ascend/descend stairs and step ladders; and be comfortable working at heights.
